YOUR HOME IS NOT COMPETING WITH LAST YEAR’S SALE.
It is competing with every home buyers can purchase today.
That includes:
• Your immediate neighbors
• Resale homes in surrounding communities
• New construction offering incentives and rate buy-downs
• Properties that have already adjusted to the changing market
I learned this lesson the expensive way.
This past summer, I lost three listings after investing substantial time, work, and money into getting those homes sold. It would be easy to blame the sellers. But the truth is harder: the most important conversation should have happened before those homes ever went on the market.
Sellers need the truth upfront.
A sale from last year, or even several months ago, does not automatically establish what your home is worth today. Past sales show where the market has been. Today’s competing homes, buyer behavior, interest rates, builder incentives, condition, and presentation determine where your home can sell now.
Unless your property has truly exceptional upgrades, not simply features you personally value, buyers may expect to pay less than they would have last year.
That is not an insult to your home.
It is not a judgment of you.
It is the market speaking.
The most expensive mistake a seller can make is choosing the agent who promises the highest price instead of the agent willing to explain the competition honestly.
Before you list, let’s determine what buyers will actually compare your home against and build a strategy that protects your time, equity, and negotiating position.
