If you've ever toured home after home and still couldn't pull the trigger — this might be why.
Most buyers start with the search. The strongest buyers start with the filter.
Before we ever walk into a property, here's the process I take every buyer through:

Lock in your non-negotiables before emotion is involved.

Price ceiling — not what the bank approved, your actual number. Location boundaries. School district. Commute limit. Physical deal-breakers. These get decided at the table, not at the front door.

Define your offer conditions in advance.
Under what circumstances do we move quickly? What would immediately disqualify a home? Inspection thresholds. Appraisal gap tolerance. Contingency decisions. All of it established before a specific property is in the picture.

Understand what your criteria actually buys in this market right now.
Kirkland, Bellevue, and Seattle are not the same market. Your $900k in one neighborhood is a completely different conversation than $900k two miles over. That gets calibrated before we start touring.

When this framework is built first, the search becomes clean. You walk in knowing exactly what you're evaluating — and you walk out with a clear answer every time.
And if a home doesn't meet the criteria you already set?
You don't write the offer.

Bellevue and Kirkland are close in distance — but they feel very different to live in.

Bellevue is urban. Higher density, more walkable infrastructure, faster pace. You’re in the middle of a city that’s built to keep you connected.
Kirkland has the waterfront. Actual waterfront — walkable, usable, part of your daily life. The neighborhoods are smaller, the density is lower, and the pace is genuinely calmer.

Same Eastside. Different daily life.
The real question is whether you want to be in the energy or near the water.

A lot of buyers I've been talking to lately are still in "wait and see" mode. I understand it — the headlines are noisy, rates are still part of the conversation, and it's hard to know when the right time actually is.

But here's what I'm seeing on the ground right now: inventory is up, competition is steadier, and sellers are having more realistic conversations than they have in years. The Eastside and Seattle job market is still one of the strongest in the country. The foundation here is solid.

This is one of those windows that quietly closes before people realize it was open.
