Here are 3 common mistakes sellers make, and how to avoid them:

1. Pricing too high - the key to getting the best price and terms for your property is to price accurately.
2. Not prepping your home to sell - you will net the most money by preparing and staging your home to showcase it in the best possible light.
3. Hiring the wrong agent - who you work with matters! Hiring an agent that has your best interests in mind should be a top priority of your journey.

What’s more frustrating than this?

You see your perfect home hits the market, so you email it to me. Even though I see it right away and reach out to the listing agent to schedule a showing, I hear back that the property has gone under contract ALREADY.

While I can't guarantee that we're going to find your dream home on the first try (It might be more like the 3rd or 4th!), I can give you a few tips to help you have a leg up on the competition when you see that home hit the market.

1) Be sure you're pre-approved. Without a pre-approval letter in hand, a seller is unlikely to take your offer seriously (and some listing agents won't even schedule showings with buyers who aren't pre-approved).

2) As soon as you see a property hit the market, send it to your agent! Do not -- I repeat, do not! -- schedule a showing through an online real estate website. Most large real estate websites sell leads to real estate agents -- meaning that when you fill out an online form to schedule a showing, your information is being passed on to an agent who paid for it, not to the listing agent to that property.

3) Keep your schedule flexible. If you're serious about house hunting, you need to be prepared to schedule showings at a moment's notice. When my clients send me the properties that they find online, I'm usually able to contact the listing agent or read the agent's remarks on a listing to find out more about it and help inform your decision.

Definition time! Today’s lexicon is “contingencies.”

According to investopedia.com, a contingency (or contingency clause) is a condition or action that must be met for a real estate contract to become binding. Several contingencies can be placed on an agreement that represents various conditions, such as an appraisal contingency. Oftentimes, these can also be negotiated.

The biggest piece of advice? When receiving the final contract, make sure to review and understand everything — paying attention to details and deadlines. And if you have a professional real estate agent by your side, the process can be much less overwhelming!

There are more buyers today than there are homes for sale and a pre-approval makes an offer more competitive.

Here are some essential vocabulary words you should learn if it's your first time buying a home 🏡
- Contingent
An offer on a home has been accepted, but finalized sale is contingent upon certain criteria.
- Closing costs
Fees are paid at the end of the transaction either by the seller or buyer or both. Taxes, insurance, and other lender expense.
- Offer
An agreement between a buyer and seller to purchase real estate. Also known as a sales contract.
- Earnest money
Deposit made to a seller showing the buyer’s good faith in the transaction. Typically 1% of the sale price and held by title co.
- Home inspection
Examination of the property’s condition. Usually performed by a qualified home inspector.
- Title
A bundle of rights in a piece of property. Title co. will provide you with a preliminary report to review before accepting.
- Signing
Choose your homeowners insurance and provide the information to your lender.
