What’s more frustrating than this?
You see your perfect home hits the market, so you email it to me. Even though I see it right away and reach out to the listing agent to schedule a showing, I hear back that the property has gone under contract ALREADY.
While I can't guarantee that we're going to find your dream home on the first try (It might be more like the 3rd or 4th!), I can give you a few tips to help you have a leg up on the competition when you see that home hit the market.
1) Be sure you're pre-approved. Without a pre-approval letter in hand, a seller is unlikely to take your offer seriously (and some listing agents won't even schedule showings with buyers who aren't pre-approved).
2) As soon as you see a property hit the market, send it to your agent! Do not -- I repeat, do not! -- schedule a showing through an online real estate website. Most large real estate websites sell leads to real estate agents -- meaning that when you fill out an online form to schedule a showing, your information is being passed on to an agent who paid for it, not to the listing agent to that property.
3) Keep your schedule flexible. If you're serious about house hunting, you need to be prepared to schedule showings at a moment's notice. When my clients send me the properties that they find online, I'm usually able to contact the listing agent or read the agent's remarks on a listing to find out more about it and help inform your decision.
