What exactly is the appraisal for?

Not to be confused with an inspection, a home appraisal is a professional estimate of a property's market value, usually ordered by a lender during a purchase or refinance.

Appraisers consider:
✔️ Size and condition of the home
✔️ Recent nearby sales
✔️ Location and features
✔️ Upgrades and improvements

The appraisal helps ensure the home's value supports the loan amount. Next my buyers' loan moves to final underwriting to get fully funded.

This is such an important step before closing day; checking repairs are complete, testing appliances and systems, running faucets and looking for leaks, checking lights and outlets, and making sure the home is in the condition expected before getting the keys. 🏡🔑

Governor Bob Ferguson is forming a task force to explore creating a State Department of Housing.

Why it matters:

• WA has 221 housing-related programs across 30 state agencies
• Nearly half of renters are cost-burdened
• Lack of safe, stable and affordable homes
• Barriers to land use and permitting
• WA needs 1+ million homes by 2044

🏡 Tricia’s Home Tips: Flood Remediation💧

🏠 Our Packwood, WA property recently experienced flooding, and although it was stressful to not be able to do anything but wait for the Cowlitz River to fall, we started preparations right away; gathering tools and drying equipment, researching best remediation methods, and reading up on our flood policy and claims manual.

Clean-up was successful thanks to the incredible help from my family, local helpers, and Lewis County.

Here are my takeaways if your home experiences flooding:

1️⃣ Safety first:
Turn off electricity and gas if it’s safe to do so. Avoid standing water until hazards are assessed.

2️⃣ Stop the source:
Shut off water, address roof leaks, or redirect exterior drainage as soon as possible.

3️⃣ Document everything!:
Photos and videos before cleanup begins are critical for insurance and disaster assistance.

4️⃣ Dry it fast:
The first 24–48 hours matter most. Removing wet materials and drying thoroughly helps prevent mold.

5️⃣ Call the right pros:
Certified flood remediation and restoration companies (IICRC-certified) make a big difference.

6️⃣ Watch for mold:
Musty smells, bubbling paint, or warped floors can signal hidden moisture.

7️⃣ Think long-term prevention:
Consider drainage improvements, sump pumps, grading, or sealing foundations once repairs are complete.

⚠️ Insurance tip: Standard homeowners insurance doesn’t always cover flooding. Flood policies and riders are worth reviewing before you need them.
