Costco’s Continued Growth in the Seattle Area: What Could It Mean for Jobs, Real Estate & Opportunity?

When people think about major employers shaping the Puget Sound economy, Amazon, Microsoft and Boeing often come to mind. But there’s another major company with deep roots right here in the region: Costco Wholesale.

Costco has called Issaquah, Washington, home since 1994, and the company continues to maintain a significant corporate presence there. The City of Issaquah has an existing development agreement allowing Costco to add up to 1.5 million square feet to its international headquarters.

So what could Costco’s continued growth mean for the region?

💼 More Jobs & Career Opportunities

Costco's Issaquah campus already supports thousands of employees, and its corporate career opportunities extend well beyond traditional retail.

Current Costco career listings include positions in IT, software engineering, cybersecurity, finance, accounting, e-commerce, travel, operations, facilities and management in Issaquah. Costco identifies Issaquah as one of its major IT hubs and its home for accounting and finance teams.

That creates opportunities for people with very different professional backgrounds—and potentially attracts additional talent to the Eastside.

🏘️ What Could This Mean for Real Estate?

More employment opportunities can contribute to housing demand, particularly when jobs are concentrated in a desirable, high-employment area.

That doesn't mean Costco expansion automatically means home prices will rise. Real estate is influenced by many factors, including interest rates, housing supply, transportation, local development and the broader economy.

But a major employer investing in its headquarters can contribute to a community's economic stability and long-term attractiveness.

That matters for areas such as Issaquah, Sammamish, Bellevue, Redmond, Kirkland, Renton and surrounding Eastside communities.

🚀 Opportunity Beyond the Jobs

Corporate growth can also create opportunities for other businesses.

The City of Issaquah specifically notes that as Costco expands, opportunities for its vendors and related businesses can expand as well—and that other companies have chosen to locate their management and operations in Issaquah.

That creates a broader economic ripple effect: employees need housing, businesses need commercial space, and growing communities need restaurants, services, transportation and infrastructure.

🔎 What Should Real Estate Buyers & Investors Watch?

If you're considering buying real estate on the Eastside, don't just look at today's home prices.

Look at the economic story behind the community:

• Who are the major employers?
• Are companies investing or reducing their local presence?
• Where are new jobs being created?
• Is infrastructure keeping pace with growth?
• What neighborhoods provide access to major employment centers?
• Are there opportunities for residential or commercial investment?

Costco is one piece of a much larger Puget Sound economic picture—but it's an important one.

For buyers, sellers and investors, understanding where jobs, businesses and investment are moving can provide valuable context when making real estate decisions.

Seattle Is Still a Tech Town — And What That Means for the Future of the Region

Seattle has earned its reputation as one of America's leading technology and innovation centers—and for good reason.

From **Amazon and Microsoft to Google, Meta, T-Mobile and hundreds of other technology companies**, the Puget Sound region has attracted some of the world's most innovative businesses.

But Seattle's economic story goes well beyond technology.

The region is also home to a world-leading aerospace industry, major healthcare and research institutions, global retailers, advanced manufacturing, life sciences, maritime industries and international trade.

Together, these industries create an economic ecosystem that makes the Seattle region an especially interesting place to live, work and invest.

And that has an important connection to real estate.

A Region Built Around Innovation

Seattle's technology reputation didn't happen overnight.

Companies such as Microsoft and Amazon have built enormous operations in the region, while Google, Meta, Apple, Salesforce and other technology companies have established significant local presences.

The result is more than thousands of technology jobs.

Major employers help support an ecosystem of:

* Small businesses
* Contractors
* Restaurants and retailers
* Professional services
* Construction
* Transportation
* Real estate
* Education and workforce development

According to the latest **Greater Seattle Economic Overview**, the Seattle-Tacoma-Bellevue region supports approximately **2.35 million jobs**, with nearly **95,000 additional jobs projected by 2030**. The region generated approximately $607 billion in gross regional product in 2025.

That creates an economic ripple effect throughout the region.

Seattle's Technology Sector Remains a Major Strength

Technology continues to be one of the defining industries of the Puget Sound economy.

The Greater Seattle region has more than **187,900 technology jobs**, and the industry generated approximately **$174.7 billion in gross regional product in 2025**, according to Greater Seattle Partners. The organization projects additional technology-sector growth between 2025 and 2030.

The region is also home to one of the country's strongest concentrations of artificial-intelligence talent.

Greater Seattle Partners reports that the region has the **third-largest AI talent pool in the United States**, with approximately 33,000 AI specialists.

That combination of established companies, startups, universities and highly skilled workers gives Seattle an important advantage as technology continues to evolve.

The Next Chapter: Artificial Intelligence

One of the most exciting developments happening in Seattle is the growth of artificial intelligence.

Amazon Web Services and Microsoft Azure are two of the world's largest cloud platforms, while companies throughout the region are investing in AI, data, cybersecurity and other emerging technologies.

The region's research institutions are contributing as well. The University of Washington and the Allen Institute for AI are part of an ecosystem that supports research, education and innovation.

The Puget Sound Regional Council's 2026 draft Regional Economic Strategy identifies artificial intelligence as a significant opportunity for the region and notes that the Puget Sound had approximately **33,000 AI specialists in 2024**, making it the third-largest AI talent cluster in the country.

For Seattle, the question isn't simply:

**"Will technology continue to be important?"**

The evidence suggests it will.

A more interesting question is:

**"What will Seattle's technology economy look like five or ten years from now?"**

Seattle's Economic Story Is Bigger Than Big Tech

While technology receives much of the attention, Seattle's economy has many other strengths.

Aerospace

Boeing and its extensive network of aerospace suppliers make Washington one of the country's most important aerospace centers.

Healthcare & Research

The University of Washington, UW Medicine, Providence Swedish and other healthcare organizations provide major employment while contributing to research and innovation.

Retail & Consumer Brands

Companies such as Costco and Starbucks have deep roots in the region and contribute significantly to the local economy.

Telecommunications

T-Mobile's headquarters in Bellevue represents another major corporate presence in the Puget Sound region.

Life Sciences & Advanced Manufacturing

The region continues to develop its life-sciences, advanced-manufacturing and emerging-technology sectors.

Greater Seattle Partners identifies technology, aerospace, life sciences, advanced manufacturing, maritime activity and international trade among the region's key economic strengths.

That diversity is one of Seattle's advantages.

What Does This Have to Do With Real Estate?

Quite a bit.

Employment is one of the underlying forces that influences housing demand.

When companies expand and attract workers, those employees need places to live.

When businesses invest in offices, campuses, research facilities and infrastructure, surrounding communities can experience additional economic activity.

And when employees have different workplace arrangements, their housing preferences can change.

For example, someone working primarily in an office may prioritize:

**🚆 A shorter commute**

**🏙️ Access to transit**

**📍 Proximity to an employment center**

Someone working remotely or in a hybrid position may instead prioritize:

**🏡 More living space**

**💻 A dedicated home office**

**🌲 Outdoor space**

**🚗 Additional parking**

This helps explain why employment patterns and housing preferences are so closely connected.

Where Do Seattle's Workers Live?

One of the fascinating things about the Puget Sound region is that employment doesn't stop at city boundaries.

A person might work in Seattle and live in Kenmore.

Someone might work in Bellevue or Redmond and live in Bothell.

Another employee might work in Everett and live farther north.

The result is a regional housing market connected by jobs, transportation and lifestyle.

For homebuyers, that means the question isn't simply:

**"Where is my office?"**

It may also be:

**"Where do I want my life to happen?"**

Commute time, housing costs, schools, recreation, family needs and access to employment all become part of the decision.

Why Major Employers Matter to the Housing Market

For real estate professionals, following the region's major employers provides another lens through which to understand the market.

We're not suggesting that a company's hiring announcement automatically causes home prices to rise.

Real estate is far more complicated than that.

Interest rates, housing supply, affordability, new construction, population growth and consumer confidence all play important roles.

But a strong regional economy can contribute to population growth, household formation and demand for housing.

That's why we pay attention to what's happening not only in real estate, but also in the **business community surrounding it.**

Seattle's Opportunity Is Bigger Than Any One Company

Amazon is an important part of Seattle.

Microsoft is an important part of Seattle.

Google, Boeing, Costco, T-Mobile, the University of Washington, healthcare organizations and countless other businesses are important parts of Seattle.

But the real strength may be the **combination of all of them.**

A region with technology, aerospace, healthcare, education, retail, manufacturing, life sciences and international trade has multiple engines driving its economy.

The latest Greater Seattle economic data shows that the region's major employers collectively represent a remarkably diverse economic base. Amazon, Boeing, Microsoft, the University of Washington and Providence Swedish are among Washington's largest employers.

That diversity creates opportunities for workers, entrepreneurs, families and investors.

# # What This Means for Real Estate

For buyers and sellers, understanding the local economy can provide valuable context when making real estate decisions.

Instead of looking only at:

**"What are home prices doing?"**

we can also ask:

**"What's happening with jobs?"**

**"Where are companies investing?"**

**"Where are people moving?"**

**"How are transportation and infrastructure changing?"**

**"What communities are positioned for future growth?"**

These questions don't provide a crystal ball.

But they can help us understand the forces shaping the communities where we live.

At **Pajor Scott Realty Team**, we believe real estate is about more than houses.

It's about understanding the people, businesses, jobs, neighborhoods and opportunities that make a community what it is.

Seattle's technology sector continues to evolve.

Its aerospace industry remains a major economic force.

Healthcare and life sciences continue to contribute to the region's growth.

Major employers continue to invest in the Puget Sound.

And thousands of smaller businesses help connect all of these industries together.

**That's a pretty exciting foundation for the future of the region.**

And for those of us who live here, work here and invest here, it's worth paying attention.

It's not an empty nest...it's a new adventure
------------------------------------------------------------------

Kids are heading to college, the house gets quieter, and suddenly that big family home may feel like more work than it's worth.

For empty nesters and soon-to-be retirees, this can be a great time to ask:

Could some of the equity in my home help fund the life I actually want to live?

Your home may be your largest asset. Selling a larger home and moving into something smaller can potentially turn years of accumulated equity into money that can be used for travel, investments, retirement expenses, experiences, or simply more financial flexibility.

And we're big believers in the experience part.

According to AARP's 2026 research, 64% of adults 50+ plan to travel this year, and 86% rank travel among their top three discretionary spending priorities.

So instead of spending your retirement maintaining rooms you rarely use, imagine:

✈️ Spending a month in Europe
🚐 Buying an RV and seeing the country
🐕 Taking your dog on the road
🏝️ Spending winters somewhere warm
👨‍👩‍👧 Visiting family more often
🥾 Hiking national parks
🌎 Finally checking off that bucket list

Research from the Urban Institute also shows just how significant home equity can be for older homeowners and how accessing that wealth can play a role in retirement financial security.

That's the idea behind our Keys to Freedom philosophy.

At Pajor Scott Realty Team, we don't just want to know what your house is worth. We want to help you understand what your real estate could potentially make possible for your next chapter.

We'll help you evaluate your home's value, estimate selling costs, explore downsizing options and look at different scenarios—so you can make an informed decision about whether selling makes financial and lifestyle sense.

Then you can talk with your financial and tax professionals about how the proceeds fit into your larger retirement plan.

Because maybe retirement isn't about having a bigger house.

Maybe it's about having a bigger life.

🏠 Inflation is another reason I like real estate as an investment .

U.S. inflation is currently running around 3.4% annually. That means $100 today has less purchasing power every year inflation continues.

Meanwhile, the Seattle-area Case-Shiller home price index has increased from 100 in January 2000 to roughly 383 today — nearly a 4x increase over that period.

Real estate isn't guaranteed to go up, and it's not completely passive. But historically, owning an asset that can appreciate, generate rental income and build equity can be a powerful way to build wealth while inflation chips away at cash.

And you don't necessarily have to do it alone. You can even partner with friends or family to get started.

Don't just earn money. Own assets.
