I’ve loved every year since, but I still come back to that one. The way you looked. The way the room felt. The way I knew, without a single doubt, that I was exactly where I was supposed to be.

Main Takeaways:
• Market Shift: This is not a “let’s just try it” market
• Inventory: Active listings up over 50% year-over-year
• Supply: Months of inventory rose from 1.9 to 2.9—the highest level in over a decade
• Demand: Pending sales down 2%; closed sales down 4% YTD

Current Conditions:
• More inventory is creating more competition among sellers
• Buyers are more selective and moving with less urgency
• Well-priced homes are still selling quickly, while overpriced homes are being passed over
• Only 44% of homes sold at or above list price in April, down from 73% a year ago
