Checking in on a project we've been working on in Beacon Hill today. This was a simple remodel plus a DADU in the nice sized backyard with alley access.

The remodel is nearly done and we just completed running the utilities for the DADU. Unfortunately this process took much longer than expected due to our excavator literally running into solid rocks in the ground under the front yard 😕

Now that's over with we can list the existing house and start building that DADU!

While we're working hard on transforming our current projects, I want to circle back to our Bellevue project last year and its huge kitchen transformation.

We took down an interior wall and expanded the footprint of the front of the house, which allowed us to widen the kitchen and add an additional bedroom/office.

We're back from Legoland! No one told me going on vacation with a 4 year old is more like working overtime instead of vacation 🙃

With that said, it was a successful trip, and our main projects stayed on track.

Redmond had sheetrock hung throughout the entire house. Also got permanent power hooked up so we are good to go for rest of the project.

Mountlake terrace plumbing ready for rough in inspection, exterior work is almost finished and the roof started going up today.

Cabinets went in today at Sandpoint project and we have floors going in tomorrow.

Queen Anne floors went in and tile prep is under way.

Looking forward to seeing all the finishes coming together in the upcoming weeks!

Finally making some good progress on our Sandpoint project after the GC we were trying out caused us long delays. We're back to GCing the project ourselves and getting things back on track.

Exterior is mostly wrapped up and we're couple of days out from sheetrock being done. Cabinets, Flooring, and tile are ordered and ready for install next week!

We also have an extra lot that's pending permits on a brand new 3000 SF single family home right infront of this one. Looking forward to start building this summer!

We're back to our old stomping grounds of Mountlake Terrace where we flipped more than a handful of these cmu block ramblers over the years. Picked up this gem in the fall and finally getting to work after waiting for permits and doing abatements.

Here are some before photos of the project. This will be a full studs out remodel, but given the small size of the house, we should be in and out in 3 months! 🤞
