The real headline of this article should be "Coming Soon status has helped some private listings sell for more; could help more sellers and their agents avoid costly mistakes during the critical first few weeks on market".

I don't personally believe that selling "off market" or, as Compass coins in "Private Exclusive" is anything more than a tool for sellers who have a valid reason to keep their sale private(health, safety, high profile seller, luxury listing, etc.)...it isn't going to help you sell for more; it may still make sense for a very small percentage of sellers, based on their goals and situation.

Coming Soon, however? What an AWESOME tool. Set a price, test marketing, adjust if needed, sell for more. Buyers, agents, etc. can all still see the listing online, but cannot view the home in person until it's officially live and accumulating days on market.

In all but a handful of states in the union, you can test your marketing, price, etc. prior to going on market. The market temperature can turn on a dime; sellers should be allowed the flexibility to adjust, IMO.

Do you think allowing sellers and their agents to show their home as "coming soon" is somehow harmful to the overall buyer pool? If so, why? If not, why?

Don't trust the news...ever.

Am I saying we're in a great market? NO.

What I am saying is pending sales have remained largely the same for the last three years, month by month.

What HAS changed in the inventory levels, those are 30% higher.

But...are pending sales "down"?? Nope, not noticeably.

Best buyer opportunity in over a decade. If you're on the fence and, most importantly, you believe real estate is still a good investment, get your b***y off the fence.

Stats are for all of King, Pierce, & Snohomish counties, 2024-2026, pending single family homes only.

High Leverage Opportunity of the Week!

Arlington, WA

3 bed, 2.75 bath, 1/3 acre, 2500+ Sq Ft

Went pending inspection, came back on after 75+ days on market

This one was pricing in some appreciation when compared to the last recorded sales nearby, so the initial pricing is what hurt them. They did a small price drop mid June and went "PI" end of July...no way it was at list price.

Came back on market last week when the buyer walked. Again, 99% of the time, that has nothing to do with the inspection itself; agents/buyer/sellers can usually negotiate inspection issues.

Current price is $775k. Comparables from the same neighborhood were selling in that range in 2024, so I'd say that's probably close to current FMV.

Good chance this could be picked up for less. They should have done a 5% price drop to reset the MLS # and get increased exposure as a "new" listing on the Zillows, Redfins, Realtor.coms of the world, but they didn't. I'd go in at or below where their price drop should have been, offer structure being critical, and walk into some equity.

My running total of opportunities like these are now over 180 in just King and Snohomish Counties between $600-$5.0million.

It's the best time to be a buyer since the big recession.

🤔 In a recent keynote at Inman Connect San Diego, Zack Kass, an ex-OpenAI executive, emphasized that while many aspects of American life have become more affordable, housing remains stubbornly expensive.

He argues that this is not due to a lack of technology but rather due to policy choices made at local and national levels.

Kass pointed out that the same forces that have driven down the costs of electronics and other goods have not yet touched housing, education, and healthcare.

A given renovation's return on investment is not always as clear-cut as we'd like.

Most people aren't armed with the type of guidance they need to ensure the most bang for their buck.

Back in my appraisal days, I learned a ton about what matters and, more importantly, what doesn't or at least what may be a subjective value to that "needle in the haystack" buyer vs. appealing to the bulk of the buyer pool when listing a home for sale.

Homes have specific and official "quality grades" that can be a massive jump in value, the further up that scale.

What moves you up that scale is probably not the things you might think.

• Accurate pricing for the market dynamics & competitive listings is even more important. Homes selling for less than asking are often overpriced and under-presented.
• Timing matters — You have about two weeks to test the initial price. Rapid correction is critical. Buyers have the leverage and will ignore a home that is overpriced or doesn't shine as the best option in their search area.
