Seattle’s office market is showing encouraging signs of momentum as tech leasing activity continues to increase. While overall office vacancies remain elevated compared to pre-pandemic levels, major technology companies are once again committing to office space, helping stabilize the market and support downtown recovery efforts.

Recent leasing activity from both established tech firms and growing AI companies reflects renewed confidence in the region’s talent pool and long-term economic outlook.

For the broader real estate market, a healthier office sector can have a ripple effect on local businesses, employment growth, and housing demand throughout Seattle and the Eastside.

One of my favorite days of the year is Windermere Community Service Day! 💙

Our office had the opportunity to spend the day giving back at the YWCA, helping with painting, staining, gardening, pressure washing, trimming, and general sprucing up of the property. It was incredibly rewarding to work alongside such a dedicated group of volunteers and see the immediate impact of our efforts.

We were grateful for the warm welcome from the YWCA team and proud to contribute to an organization that does so much for our community. Days like these are a wonderful reminder that real estate is about more than homes; it's about supporting and strengthening the communities we call home.

There are a lot of moving pieces impacting today’s housing market, and this latest economic update from Jeff Tucker highlights just how connected everything really is 📈 Rising oil prices, increasing inflation, and mortgage rates approaching 6.75% are all shaping buyer activity this spring, both nationally and here in the Eastside area. The Eastside market continued to evolve in May, with more inventory giving buyers additional options while demand remained healthy. 🌱 🏘️ The median sold price settled at $1,510,000, while nearly 8 in 10 homes sold within 30 days. About 23% of homes sold above asking price, 18% sold at asking, and inventory reached 2.9 months. Market conditions remain balanced, making this a super important time for both buyers and sellers to stay informed.

Contractors are often more available than they’ve been in years, creating an opportunity for homeowners who have been waiting for the right time to tackle updates or improvements. While renovation costs still require careful planning and budgeting, the current slowdown may offer more flexibility, better scheduling, and less competition for quality contractors than we’ve seen in recent years.
