Our spring market is unfolding amidst various economic and geopolitical challenges that may temper the momentum witnessed earlier this year when interest rates temporarily dipped below 6%, offering some relief to borrowers. Although rates remain unpredictable, buyers continue to exercise greater discretion, leading to a slowdown in pending sales, extended time on the market for properties, and creating opportunities for buyers to negotiate favorable terms.

An increase in inventory—30-60% more active listings in certain areas—has not led to a race to the bottom among sellers and kept prices largely stable. Highly sought-after neighborhoods continue to thrive, showing significant buyer interest and appreciation, which further characterizes our market as "selective."

While we are still early in the season, the 2026 local real estate environment will likely be defined by it's resilience in the face of challenges. National headlines and trends do not translate to market behavior, so doing your prep work as a buyer and seller to understand the hyperlocal realities is critical .

Navigating the Ballard and Greenwood area has been exceedingly tough, with super high escalations from multiple offers being the norm. We had to adjust our goals (going for a less competitive 1 bathroom) in order to secure a property with the potential to be a long term home for them.

We beat out 4 other offers with a competitive offer, but still managed to secure the property for less than it ended up appraising for!

2026 has rolled into the Greater Seattle area real estate market with a surprising energy. After a fall and winter dominated by ‘chill’ market conditions marked by lingering and expanded inventory and a more balanced approach to negotiations, buyers seemed to have faced the new year with a burst of vigor. News of lowering interest rates has brought additional buyers back into the fray, resulting in more pendings and folks out at open houses. While they are eating through existing listings, March will bring the start of the increased inventory rising to meet that activity.

That said, these next few months setting us up for the spring start will not likely see the double-digit escalations we encountered when interest rates were closer to half of what they are presently. While buyer interest is increasing, their tolerance (and budgets) for throwing everything they have into a bidding war will not materialize except for in the most desirable pockets. While buyers aren’t settling, neither are sellers chasing to the bottom with price reductions. A lack of seller desperation, few foreclosures, and a strong rental environment has meant sellers would rather stay put or rent out a property than accept low bid offers.

These conditions are leading us into a 2026 Redfin coined “The Great Housing Reset” – one normalizing through moderate growth, price stability, and a more balanced market. While affordability for many remains the biggest barrier, modestly improving interest rates and inventory will draw more buyers. It feels like both sellers and buyers are adjusting to our current market conditions as being the new normal. They are no longer willing to put their lives on hold for small incremental rate drops now that low/sub 6% interest rates and more properties to spread competition are tempting them to consider a move.

With the first day of fall officially arriving this weekend, we close out the summer selling/buying with a real estate market that is calmer but also markedly resilient.
Across our region inventory has risen (finally achieving pre-pandemic levels of active listings), but with interest rates still stubbornly hanging out in the 6%s, buyers have not surged to meet what feels like a glut after years of limited offerings. Pendings and closed sales are about even with activity in 2024, indicating that financing conditions are more of a driving factor in market behavior in our region than availability.

However, the basic principle of supply and demand causing prices to drop has not materialized in our local market. This year we have seen sold prices marginally increase across the region, with larger urban core condos showing a notable price increase as return to office policies take hold. Sellers have largely been building in a buffer into their asking list price, knowing that they will likely have to accommodate buyer negotiated terms like loan and closing cost coverage into an offer if a property doesn't have multiple offers (only about 1/3rd of properties do). This means that, even with concessions, our statistical median sales prices are typically rising across the region. So while buyers have been experiencing more favorable buying conditions in terms of preserving contingencies and getting coverage towards allowable closing and loan costs, we aren't seeing significant price depreciation to align with more affordability in monthly costs.

With the first of potentially three quarter point rates cutes to the Fed basis happening this week, we're seeing an uptick in buyer activity that indicates a longer than normal buying/selling season. Since we typically eat through our remaining inventory in the winter months, this has the spring market start essentially fresh in March. We predict a strong spring showing for buyers, rising prices moderately and unfortunately potentially eating into the gains afforded by lower interest rates. So if you're a buyer who prefers navigating the perks of a calmer market, don't sit out on our fall and winter offerings.
