Our spring market is unfolding amidst various economic and geopolitical challenges that may temper the momentum witnessed earlier this year when interest rates temporarily dipped below 6%, offering some relief to borrowers. Although rates remain unpredictable, buyers continue to exercise greater discretion, leading to a slowdown in pending sales, extended time on the market for properties, and creating opportunities for buyers to negotiate favorable terms.
An increase in inventory—30-60% more active listings in certain areas—has not led to a race to the bottom among sellers and kept prices largely stable. Highly sought-after neighborhoods continue to thrive, showing significant buyer interest and appreciation, which further characterizes our market as "selective."
