So many congratulations to my recent buyer clients who took advantage of the cooler summer market to secure properties with seller concessions and protective contingencies intact!
The first property, situated just outside of Monroe, was the ideal match for a couple relocating to be nearer to their family. They were specifically searching for a home designed for aging in place, so I found them a newer rambler with a perfectly sized yard. We successfully negotiated $30,000 in combined price reductions and seller-paid closing costs, and preserving our independent inspection.
My second closing has been long in coming -- for a wonderful couple and their fur baby putting down roots in Seattle after being travel nurses. We had paused in 2025 and then restarted our househunt this summer, but were faced with stiff competition in the desirable pocket of West Seattle. We turned to Burien, where we found success and afforability in a modernized 1940s build with the bonus of a two car garage. We secured over $17K towards a seller paid rate buydown, kept our inspection as part of our negotiations.
