Duvall might be the most underrated pocket of the Eastside for this exact reason.

Comment GUIDE and I'll send you my Local Eastside Guide.

Here's the thing about Duvall. You can have land, privacy, and quiet without giving up the conveniences you actually use.

In Duvall, that looks like:
✓ No neighbors in sight, but still 20 minutes from Costco in Redmond.
✓ Total quiet in the morning, but still a manageable commute into Bellevue, Kirkland, or Seattle.
✓ Room to breathe, but still close to Seattle-Tacoma International Airport and local favorites like Grateful Bread Bakery & Café.
It's the part of the Eastside people don't think to look at until they realize it gives them both.

If Duvall sounds like your speed, comment GUIDE and I'll send you my Local Eastside Guide.

The Kirkland, Washington summer guide you didn't know you needed.

Comment GUIDE for my entire Kirkland Summer Guide... it's free and I'll DM it to you!

Whether you're hosting out of town guests you want to wow, visiting Kirkland for the first time, or simply want to enjoy your own backyard, these are the perfect morning pairs worth knowing about.

This is what perfect summer days on the Eastside actually look like for the people who live here.

Grab a coffee at Thruline Coffee Co. in Kirkland, then take a walk along the Cross Kirkland Corridor. Stop into Deru Market in Juanita, then browse the vendors at the Juanita Beach Farmers Market. Pick up a fresh juice at Pressed Juicery in Redmond, then catch the sunrise at Marina Park on Kirkland's waterfront.

Every single one of these is within about 15 minutes of each other. No planning required.

If you're relocating to King County or considering a move to Kirkland, save this post. I work with buyers and sellers across Kirkland, Redmond, Bellevue, and Woodinville, and I'd love to help you find a neighborhood worth waking up in.

🏡 The Seattle Eastside neighborhoods where the worst house on the block is still the right call.

Comment GUIDE and I'll send you my Eastside Neighborhood Guide.

One of the biggest mistakes buyers make is focusing too much on the house and not enough on the location.

The truth is, you can renovate a kitchen.
You can add flooring.
You can update bathrooms.
You can never move the lot.

These are four neighborhoods I encourage buyers to understand before they start their home search:
📍 Juanita (Kirkland) — Lake access, strong schools, established neighborhoods, and long-term appeal.
📍 Somerset (Bellevue) — Incredible views, highly rated schools, and consistent buyer demand year after year.
📍 Education Hill (Redmond) — One of Redmond's most sought-after family neighborhoods with excellent schools and community feel.
📍 Hollywood Hill (Woodinville) — Larger lots, wine country charm, and a lifestyle that's hard to replicate anywhere else on the Eastside.

Whether you're relocating to the Seattle area, moving within the Eastside, or ready to stop renting and start building equity, location remains one of the most important decisions you'll make.

These neighborhoods continue to attract buyers because they offer strong lifestyles, desirable amenities, and long-term value.

The smallest house on the best street is often a better investment than the biggest house in the wrong location.

I'm Alina Araujo, a Seattle Eastside Realtor® helping people find not just the right home, but the right neighborhood.

It’s easy to assume that newer automatically means better, but that isn’t always the case when buying a home on the Eastside.

While new construction offers modern finishes and energy-efficient features, buyers are often surprised by upgrade costs, HOA fees, construction delays, and the value that established neighborhoods can provide. In some cases, a well-maintained resale home may offer more space, a better location, and greater long-term value.

If you're trying to decide between a brand-new home and an existing one, this guide breaks down the pros, tradeoffs, and questions worth considering before you buy.

🏡 A real look at who's house hunting on Seattle's Eastside this summer.

These are real buyers I'm working with right now—not hypothetical buyers and not "someday" clients. They're pre-approved, actively searching, and ready to make a move.
I'm sharing this for a few reasons.

If you're a buyer, this is the type of strategy and neighborhood-focused search I help clients with every day. If you're a seller, your home could be exactly what one of these buyers has been waiting for. And if you're an agent, you may have a coming-soon listing that's a perfect match.

Some of the best opportunities never make it to the public market. Conversations between agents, off-market opportunities, and coming-soon listings often help buyers find the right home before everyone else sees it.

If you're thinking about selling in Kirkland, Bellevue, Redmond, Sammamish, Woodinville, or the greater Seattle Eastside, let's talk.

And agents, if you have something coming soon that may fit one of these buyers, send me a message.

📩 DM me for the current buyer needs list or if you'd like to discuss your next move.

Skip the socks. Give him the Redmond, WA morning he actually wants.
Have you been to Willows Run Golf Complex in Redmond? If not, this is your Father's Day sign.

It's one of the best golf courses in the area and there are so many reasons locals love it.

If you go, get the early tee time.
Grab a seat on the patio afterward if you can. It's worth it.

It's right near Marymoor Park, so make a whole afternoon of it and pop by Black Raven Brewing in Woodinville while you're there.

This Chicago family had one week to find their home in the Kirkland metro area. We toured 25 properties across different neighborhoods, focusing on top school districts. With just 21 days to close, we navigated inspections and negotiations flawlessly.

Buying a home in Kirkland doesn't have to be stressful when you have the right relocation expert. The Kirkland real estate market rewards those who move with purpose and precision.

Moving from California to the Seattle area can be exciting, but there are a few costs and adjustments that catch many people off guard.

Most buyers plan for the home purchase itself. Fewer plan for things like temporary housing, storage, utility setup costs, home maintenance differences, and the time it takes to settle into a new community. These surprises aren’t deal-breakers, but knowing about them ahead of time can make your move much smoother.

If you're considering a move to Seattle or the Eastside, this guide highlights what many California transplants wish they had known before relocating.
