It's no wonder there is confusion in the minds of most and the media headlines. The market had a significant rise and then fall in 2022 and the data is quite confusing. It reminds me of one of my Mom's favorite phrases: "compared to what".
This video shows King County prices were up 2% from December 2021. However that's also 17.4% below the peak price point from May. Housing supply is up to 2 months; still a very strong number supporting the lack of available inventory but that's up from .3 months supply in December of 2021. The sales pace is off 43% from '21 and pending sales are down 43%.

Here's a good summary of the market activity of the Q3 for 2022. The view from the trenches says prices are falling further than the data shows--July was quite awhile ago in market time, but we still have a very active market today. I see good reasons to be optimistic about 2023, despite interest rates, and certainly beyond with our strong local economy.
