There’s a new term in Washington real estate: FIRST LOOK. 👀🏡
NWMLS has introduced a new listing status that allows sellers to begin marketing their home for up to 21 days before it becomes Active. And here’s the part buyers should know: some of those homes may be visible to brokers before they’re visible on the public real-estate sites you’re scrolling.
For sellers, it creates some interesting new choices around timing, preparation, showings, offers and public exposure. But more options don’t necessarily mean one option is right for everyone—the best launch strategy still depends on the home, the market and your goals.
