Welcome 2025! The median residential sold price in Seattle dropped 7% from $968,000 in November to $898,900 in December, giving buyers more options while interest rates remain high. The dip had more to do with fall listings that were picked over/discarded by buyers getting snatched up by bargain hunters rather than a notable market downturn. Despite this dip, prices were 6% higher year over year, signaling continued market growth – a positive for sellers. Also worth noting, 48% of single-family homes closed after a price adjustment. New inventory is just now starting to trickle on. Historically, January/February's early listings set the tone for how the market will behave in the coming year, so I'll be watching closely as the market trajectory begins to take shape. Reflecting a 10% year-over-year bump, the median sold price of a Seattle single-family home was $925,000 last month. While the supply of available homes – as measured in months’ of inventory – remained stable, buyers still encountered strong competition for right-priced listings in prime locations. In general, while rates remain high relative to recent history, buyer behavior reflect an optimistic outlook.

The remnants of 2023 inventory were a drag on average price in Seattle, as bargain shoppers negotiated listings that were picked over by fall buyers. On balance, the best listings and neighborhoods outperformed the broader Seattle market by a decent margin. Standout locations like Phinney Ridge, Fremont, Bryant/Wedgewood, and parts of West Seattle ended the year on a strong note. Looking ahead as the 2024 real estate cycle kicks off, rate improvement and pent up demand on both sides (buyers and sellers) signals a more active market. Many of January's listings are coming to market with offer dates in anticipation of some level of competition. This may not hold, but the enthusiasm for good listings after such a challenging inventory year is evident in the volume of showing activity. If you have questions, I have answers!

Seattle home prices continue to inch their way back to 2022 highs, though year over year are still down to a median of $899,950 in July. Almost 70% of homes in the area sold within two weeks for 100.1% sale-to-list price. Buyer price sensitivity is extremely high, so getting list price right is essential to a positive outcome.
