🏡 Another happy buyer and a great deal!

This home was for a very good friend who is not only my client, but someone I really wanted to help get the best possible deal.

The home was listed at $1.39M, and I knew we could negotiate, but it required patience. That’s something I have plenty of when it comes to getting my buyers the best price. 😉

So, guess what we closed it for?

🎉 4.6% below asking!

Isn’t it amazing to start homeownership with almost 5% extra in your pocket?

This is why I love representing buyers, it’s not just about finding the right home, but negotiating the right deal.

Big news! After 16 years as a solo real estate broker, I am excited to announce that my daughter, Maya Kalach, is officially joining me at Compass!

This is such a special full-circle moment for us. Maya first jumped into the deep end with me back in 2021, and after spending the last 3 years sharpening her leadership skills in the corporate world, she’s bringing that high-level energy back to the team.

We’re blending my 16 years of local market experience with Maya’s fresh, innovative perspective to level up everything we do for our clients. There’s nothing quite like a mother-daughter partnership, and we can’t wait to start this next chapter together. 🥂🏠

Had the best time at the Compass summer BBQ today! There’s really nothing like taking a break to hang out with this crew, especially with the Blue Angels tearing it up right over our heads.

The absolute highlight was catching up with Jordan Babineaux. Being a Seahawks partner has its perks, and hearing Jordan speak was the exact kind of motivation every business owner needs. It felt so good to step away from the laptop, grab some food, and get hyped for what’s coming next with the team. Definitely feeling the good vibes and grateful for this community! 🟦🟩✈️

Big news in Sammamish! 🥂 We just officially closed on this beautiful property, and I couldn't be happier for my clients as they start their next chapter.

But as I was wrapping up the paperwork, I caught myself thinking something that might sound a little wild given the headlines lately. I can't believe I'm saying this, but it's true: even with the market moving at a different pace, this is actually the best opportunity I’ve seen in a long time for buyers to "sn**ch" an incredible deal.

While everyone else is sitting back and watching the news, the savvy movers are finding less competition and more room to negotiate. The "slowdown" is actually your secret weapon to get into a home you love without the frantic bidding wars we’ve seen in years past. 🏡✨

If you’ve been waiting on the sidelines, now is the time to talk. Let’s look at the numbers together and see what’s possible for you! ☕️

Imagine opening your mortgage statement to find a **$400 monthly increase** starting next month. 😱 That’s exactly what happened to me recently, and I knew I had to dig deeper.
What did I do? I did check the King County tax assessment for 2025 and 2026 I discovered a major difference, you can see it here, my annual taxes were set nearly $5,000 higher than last year! I immediately filed an appeal, you can see it here and
I will share with you below a link, and the best part? It took me less than 15 minutes. ⏳
Also there is a tutorial provided
So, if
your tax bill feels inflated, you can do the same, but you have to act fast. The deadline to appeal in King County is **July 1st—which is next Wednesday!** 🗓️

The second point is that buyers currently have more negotiating power. In many cases, buyers can ask sellers to pay for closing costs. Those funds can be used to buy down the interest rate for the first few years, helping reduce monthly payments until rates decline and refinancing becomes a more attractive option.
Every market presents opportunities - it’s all about understanding how to take advantage of them.

Few days ago I posted a video of what I see happening on the market and I received several questions and wanted to answer them here because this is an important topic to understand.
The first question is about interest rates, which remain relatively high and haven’t come down yet. That’s true - but here’s what buyers should keep in mind: once interest rates start to drop, we are likely to see bidding wars return, which will drive home prices up. That’s why I currently recommend that buyers take advantage of today’s market and negotiate a lower purchase price. Then, in a year or two, when rates come down, you can refinance your mortgage and potentially lower your monthly payment.
