Most of these feel like smart moves. They are not.

1. Converting your garage into living space.
More square footage sounds like a win. But you just eliminated parking, and parking is one of the first things buyers filter by. In most markets a converted garage shrinks your buyer pool by 20 to 30 percent. The added square footage does not appraise the same way either.

2. Over-landscaping your yard.
A $15,000 custom landscape build looks incredible. To a buyer it looks like $2,000 a year in maintenance they did not sign up for. Elaborate water features and specialty plants are a liability on a listing. Keep it clean. Keep it low maintenance.

3. Installing a hot tub.
Average cost: $6,000 to $16,000. Average value added at resale: close to zero. Buyers see liability, permits, and a utility bill. Unless you are in a specific luxury market, a hot tub sells the seller, not the house.

4. High-end appliances in a mid-range neighborhood.
A $12,000 range in a $450,000 home does not appraise. Appraisers look at comparable sales, not your upgrades. Every neighborhood has a ceiling. Appliances above it return nothing.

5. Removing closets to expand a room.
More floor space sounds like a selling point. But bedrooms require minimum closet specs in most markets. Remove the closet and you may lose the bedroom classification entirely. Bigger hit to value than the extra square footage ever makes up for.

6. Niche custom spaces.
Wine cellars. Cigar rooms. Home theaters. They cost $20,000 to $100,000 and appeal to a very specific buyer. The smaller your buyer pool, the longer your home sits and the lower your final number.

The weirdest part: the seller usually loved all of these. Most buyers do not.

Most buyers panic when they see a home inspection report with 40+ items.

Don’t.

Welcome to Episode 6 of 15 of my Home Buyer Series.

A home inspection is supposed to find things.
That’s literally the point.

And honestly?
A LOT of the items flagged are usually minor:
• Loose outlets
• Missing caulking
• Small plumbing fixes
• GFCI updates
• Minor roof maintenance

Most cost somewhere between $20–$200.

What actually matters are the big-ticket items 👇

• Roof near end of life → $15K–$25K
• HVAC system 18–25 years old → $8K–$15K
• Federal Pacific or Zinsco electrical panels → safety issue + $3K–$5K
• Water intrusion, leaks, moisture, sewer line issues → easily $5K–$20K+

THAT is where negotiations matter.

And here’s something most buyers don’t realize:

If you ask the seller to do repairs, they’ll often do the cheapest version possible.

But if you negotiate a credit instead, YOU control the contractor, materials, and quality of work after closing.

Focus on dollar impact — not the number of lines on the inspection report.
