By getting pre-approved by a lender will help your house hunting in several ways.
1. It helps you identify any problems you have from the lender’s perspective. (Credit score too low, too much debt, etc.)
2. It helps you limit your shopping to the type of homes you can afford.
What kind of homes are you looking for? Do you want a one-story home or two? Are you leaning towards any particular architectural style? How many rooms are you looking to have? How much square footage? These are questions you should answer in advance, before you start house hunting.
Your agent will do the following
1. Search MLS (Multiple Listing Service) for homes that meet you needs.
2. Coordinate showing of these properties.
3. Help you evaluate the sellers asking price by using recent sales data.
4. Help you determine an amount to offer, write up the offer to present to seller.
5. Negotiate with the seller on your behalf.
