💸Conventional requires 620 minimum credit score with 47% DTI.

💸FHA requires 580 minimum to be able to put down 3.5%, however 500-579 you will need to put 10% with 57% DTI. However the catch is, you’re going to pay a monthly private mortgage insurance (PMI) ..which you can stop paying once you reach 20% equity!

💸VA loans - minimum of 620 credit score. Usually $0 down but also require a monthly PMI. Must be an eligible veteran, active service member, national guard member m/ reservists, or surviving spouse of a service member.

💸USDA loans - minimum of 640 credit score. $0 down option but they also have their own mortgage insurance, both upfront and annual. Upfront fee is usually 1% of the loan amount in most cases. Annual mortgage insurance is 0.35% of the loan balance.
