I've talked before about being selective about repairs when you're selling a home. This especially applies to major renovations.

It breaks my heart when a seller has sunk big money into renovating their home before selling, only to discover that they won't make back that sunk cost.

One thing that I always ask new buyers to do when we start working together is to make two lists for me. A list of things they want in a home and a list of things they can't live without.

Making these lists isn't easy, but it is so helpful to have in the midst of viewing home after home. Having something to refer back to helps keep you centered and ensure that you get what you need and, hopefully, a lot of what you want, too.

Sorry, I'm having a Seinfeld moment.

First-time sellers are often surprised to learn about earnest money, aka a "good faith deposit," for about 1% of the offer price. After you put down an offer on a home, you need to write the seller a check for earnest money within a few days. But don't worry!

This isn't free money for the seller. It's a deposit that they only get to keep if you break the terms of the contract. Otherwise, that money gets applied toward the down payment on the home.

Whenever I work with a new seller, this is their #1 question. And I get it! You have a life to plan. You need to figure out how long this whole process is going to occupy your time.

Of course, how long it takes to sell varies from situation to situation. What I can do is look at the data and give you averages.

On average in the past year, it took around 22 days to get an offer on a home. After that, the average time to close was 49 days. That's 71 days total, from listing to closing.

I know that can feel like a long time, but remember that you'll likely be looking for your next place while that's happening, and I'm here to help you, every step of the way. You won't be actively doing anything for a lot of that time -- that's what I'm here for!

A lot of clients I've worked with are wary of HOAs, and I get it. They do usually require an extra monthly feel. But that's not always a bad thing!

An HOA protects your property value by requiring that neighbors keep their property in good condition. They also maintain the neighborhood and, sometimes, amenities that also improve property value.
