Lately, I've noticed an important shift in the real estate landscape: more homes have been coming onto the market, giving buyers new opportunities. In the four weeks ending August 23, new U.S. listings edged up by 0.4% and total homes for sale rose by 0.5%, hitting their highest point since early spring. At the same time, pending home sales dropped 1.1% to a six-month low, as high housing costs kept some folks on the sidelines—even as inventory continues to improve nationwide.

The median sale price for a U.S. home increased 1.9% from last year, now standing above $400,000, while the average mortgage rate hovers near 7%, its highest level in over a year. This combination of rising inventory and softer demand has created more buyer-friendly conditions, offering active shoppers more room to negotiate for price reductions or concessions in many markets. According to experts, homes that have been listed for a few weeks often present the best opportunities for buyers to gain leverage, while sellers are finding success by pricing homes realistically, rather than chasing the peaks of previous years.
