Goodbye to the ugly red, worn out siding!!

Lots of work going on at Treasure Chest. The front door was moved and we added a sidelight to make additional space for a larger kitchen and create a better entrance, and new siding going up that will be painted.

Renovations are underway at ā€œTreasure Chestā€ in Kitty Hawk, NC, and found a nice little surprise under the 40+ year old paneling…drywall!! šŸŽ‰šŸ„³ This will save us more than $8000 in material and labor costs we factored into our remodel. Our second midterm rental is complete! We received the first booking yesterday! Tenants need to stay for at least 1 month, rent is almost double what a long term rental would be.

The first reservation for our first midterm rental was booked last night!  A traveling nurse will be staying for 53 days...

She has good reviews from other hosts and the company she works for originally reached out on our Airbnb and furnished finder listing. A new roof is the first of many renovations for the vacation rental. During the due diligence period we tried to negotiate $30,000 for repairs but they were willing to give $10,000. With this we were able to get a new roof so we considered it a win!!

We closed on our first beach house this week, and only a short two minute walk to the beach! We decided it was time to sell three of our long term rentals to fund this deal through a 1031 Exchange, allowing us to use the proceeds of the sales and defer the taxes. Who else has experience with 1031 Exchange? Reach out if you have questions or are looking for a good company to facilitate the process. The renovations have begun already. It will be like a new house after we can finish the bulk of the work this fall after the summer rental season. We can’t wait!

Unexpected expense for our Marietta Ave duplex rehab. We had to tear down and rebuild the back structure of the building due to foundation issues. It also took extra time due to having to go to a zoning board hearing to approve the project. Things are back on track and looking great!
