As another year comes to an end, it can be a bittersweet time for many. I like to reflect back on the year and all the memories I made. Here are some of the highlights from 2025 I will never forget:

- First trip to New York City
- I traveled to New York City with my bestie, who is a travel agent, and attended an Inaugural Cruise in April. Travel Agents are the happiest professionals I have ever met!!
- Went to the Comedy Cellar while in NYC in the spring, and Ray Romano was the surprise guest He was awesome!
- New York City trip Girls fall trip with my daughter and her best friend, and her Mom from Grade school.
- I went to the British Virgin Islands with 7 other couples on a catamaran for a week. I rocked for a solid 10 days after.
- I went to Colorado for a family wedding and had the craziest ride from the airport ever. Back roads from Springs to Pueblo, I do not recommend the back roads.
- I hosted my first client event over Labor Day weekend, PEOPLE CAME.
- I started working out on a regular basis and taking midday walks.
- I spent quality time with my kids and husband.
- I attended a real estate conference in Savannah, Georgia with all women.
- I attended a real estate conference in Naples, Florida, hosted by Platform Marketing who only works with 1 agent per market. This trip reconnected me with my Illinois besties who I had not seen in 3 years.
- We hosted Christmas Eve with friends and family, with both our children in our home.
- I helped 4 couples purchase their beach house. It is so fun to be a part of this amazing moment in time.
- I acted as Project Manager to get a home ready to sell for an elderly client moving to Florida to be close to her son. She built the home in 1983 with her husband.

I'm excited for a new year, new beginnings, and new opportunities. What are you looking forward to in 2026? I'd love to hear!

Hear me out - would you let someone test drive your house?
ā€œHey, I want to buy your house, but can I crash here for a night first, see if I like it?ā€

Fun fact: on average, we spend less than 1 hour in a home before purchasing it. For most, this is one of the most significant financial investments of their lifetime.

It's kind of crazy that the buyer seals the deal with a showing and maybe a quick walk-through with the inspector.

So, it got me thinking after I read an article recently in the WSJ about some buyers requesting to stay the night in the home before purchasing (mind you, these were very high-end $5 million and up-priced homes). What would it look like if we test drove homes, like we test drive cars?

Here are some of the things you could find out with a one-night stay in your soon-to-be home!

I love this for the town of Duck!!!!

D & B Bulkheads is making great progress on the Town Park Shoreline Stabilization Project, which will help reduce erosion, protect public facilities, and preserve our coastal wetlands.

As shown on the map, two boardwalk entrances are currently closed for construction. To access the boardwalk from the Town Park, please use the northernmost entrance.

Please use caution when visiting! Construction materials and equipment are staged in the north parking lot, and the work zone remains closed to the public.

Truth is, most people don’t really know what they’re paying for when they hire a Realtor. They think it’s paperwork, putting a sign in the yard, and uploading a listing to the MLS.

When you hire me, of course you get all of that. Those are the basics.

But here’s where I’m different: I actually invest my own money into every single listing. I’ve got skin in the game right alongside you.

And let’s talk about presentation for a second.
Professional photography is non-negotiable for me.
It’s the bare minimum.

You will never see one of my listings photographed on a cell phone. It honestly makes me cringe. Your home deserves better. Even when I first started-back when I barely had the money to pay for professional photography-I still did it, because my clients deserved the best possible first impression.

I expect more for my clients, and I deliver more.

I also put my own money toward targeted social media advertising to make sure your home gets real visibility, not just a quick post. My listing videos and ads consistently pull tens of thousands of views in the first week, and exposure like that impacts outcomes.

And now the part most people don’t see:
This is where I quietly save my clients thousands.
I’m strategic, I’m proactive, I’m thorough, and I don’t shy away from tough conversations. Whether it’s inspection repairs, appraisal issues, pricing strategy, or navigating multiple offers, I protect your bottom line like it’s my own. Because when I say I have skin in the game, I mean it.

This past year I partnered with a marketing company that works exclusively with one agent per market. So here in our area, I’m the only agent with access to a very specific ad strategy that gets massive exposure for my listings.

It’s not cheap. But you get what you pay for.
And I invest in the best because my clients deserve the best.

I’m confident in my commission because I earn it.

You don’t have to choose me. I’m not the right agent for everyone, and that’s okay.

But if you want an agent who invests in your success, negotiates hard, refuses to cut corners, and genuinely has skin in the game?

Great information about Nags Head beach nourishment.

Beach Nourishment Update

On November 13, we received bids from three dredging companies for our next beach nourishment project, which will place sand on the beach from 2919 South Virginia Dare Trail south to the town line adjacent to Cape Hatteras National Seashore.

Town staff will present the bid results to Nags Head's Board of Commissioners at its December 3 meeting. A follow-up mid-month meeting is scheduled for December 17, during which the Board will review the Fall 2025 beach survey results, receive a detailed analysis of the bid tabulation, and consider financing models for the project.

The Board is scheduled to formally consider the bids at its January 7, 2026 meeting.

While receiving bids marks a major milestone, additional analysis and decision-making remain before we can confirm the project’s construction timeframe. As with past nourishment efforts, work will likely occur sometime between April and late summer in either 2026 or 2027.

All three meetings—December 3, December 17, and January 7—will be livestreamed and available for later viewing at YouTube.com/TownofNagsHead. We encourage property owners to watch these meetings to stay informed as the project progresses.
