📊 August OBX Market Updates

August brought a softer pace to the market, with just 108 units sold — our softest month since February and the third month in a row where sales dipped from the previous month. It also marked the first time since March that both units and volume declined year over year.

But there were bright spots as well. Both the Average and Median Sales Price rose compared to August 2025, showing continued strength in property values. And while the Average Days on
Market reached 73 — the highest of the year — it wasn’t a dramatic jump. In fact, our year-to-date DOM sits at 66, outperforming last year’s 71 at this time.

Sellers appear to be aligning more closely with current market conditions, as price reductions have declined for three consecutive months. With homes averaging 93% of their original list price, sellers may be holding steady and negotiating price once an offer is on the table.

July OBX Market Update 📊

Although July sales were a bit softer than June, the month delivered a strong showing for the Outer Banks real estate market, marking a clear improvement over July of last year. It was also one of only two months in 2026 where all major indicators posted year‑over‑year gains — a welcome sign of a strengthening market!

Days on Market continue to reflect steady buyer activity. July recorded an Average DOM of 60 days, and notably, every month this year has remained below 70 DOM — the benchmark where the market finished in 2025.

According to Danielle Hale, Chief Economist with Realtor.com: “Sellers are reading market conditions and are pricing accordingly from the start rather than listing high and cutting later, and buyers are taking note and making bids. This is a welcome sign that we are in a functioning market.” Click to read the full article.

Listings and Pendings were down slightly compared to the previous month, which is typical for the summer months here on the OBX.

Overall, July reinforced the upward trend we’ve been watching — a balanced, improving market with encouraging signs across the board!

📊June OBX Market Update

June closed with 161 sales, nearly identical to May in both volume and year over year performance — a steady, flat trend that reflects a consistent summer market. Homes moved a bit faster this month, with the average days on market dropping to 63, a slight improvement over the previous two months.

For the past five years, our market has never averaged more than 90 days on market in any month! Back in 2019, the year ended with an average of 117 days on market. Homes priced to the market tend to sell faster!
