Momentum Builds on the OBX

May delivered another solid month for the Outer Banks, and the second quarter is shaping up to be a strong one.

For the second consecutive month, both units sold and sales volume posted year-over-year gains — a welcome sign of steady demand, along with seasonal buying, returning to the market!

Prices also continued their upward climb. The average sales price rose 14%, while the median increased 7% compared to last May.

📊 Outer Banks Market Update

The real estate market was on fire in April and it was the strongest month of 2026 so far! It was also the first time this year that we saw double-digit increases in both closed units and sales volume. With 158 closings, April delivered the highest number of monthly sales since last June!

Average Days on Market ticked up slightly to 70 days, but year-to-date properties are still selling faster overall (65 days vs. 74 last year).

Buyer activity was strong as well. 182 properties went under contract, a solid jump from 157 in March.

And despite today’s mortgage environment, buyers are clearly adapting — 70% of April’s residential sales were financed, and we even saw the return of the Adjustable-Rate Mortgage (ARM) as an option to reduce monthly payments.

📈 March & YTD OBX Market Update

March delivered a welcome boost in activity, with closings jumping 43% over February. While the month — and the first quarter overall — still trailed last year in both units and volume, the market showed several encouraging signs of activity.

Both new listings and pending sales posted double digit gains compared to February — listings climbed 40%, and pendings rose 37%. Because pendings are one of the best predictors of future closings, this increase signals healthier months ahead for the OBX market.

Days on Market continues to decline – which is a good thing! March marked the sixth consecutive month of declining DOM, reinforcing what we’re seeing in the market: buyers have come off the fence and are active, engaged, and writing offers. Buyers are buying!

One notable shift: the Average Sold Price dipped to its lowest level since last August, which also happens to be the last time this metric didn’t post a year over year increase.
