Homeownership isn't just about owning a piece of property to customize to your liking. Homeownership also brings value to you and your family any many ways, but here are 3 ways that you truly can't go wrong with!

Equity Building: each mortgage payment made on your home contributes to your amount of equity in your home. With this equity, if needed, you could pull a HELOC (home equity line of credit) to cover any emergencies or improvements that you'd like to make to your home.

Stability & Growth: purchasing a home that is in your budget provides a sense of stability because now you no longer have to move from rental to rental you now have a place to call your own. PLUS because it is your home you are able to make improvements and extend your home as you see fit.

Tax Benefist: Although the federal tax credit for homebuyers is no longer available you still are able to claim your property taxes and interest paid on your home if you itemize your deductions AND if you make certain eco friendly improvements to your home you may be able to claim a federal and/or state tax credit for these improvements.

So you see homeownership carries a lot of benefits outside of just saying THIS is mine.

Things you need to know when purchasing a home as an entrepreneur:

💜If you plan on purchasing within 6-12 months you don't need to switch your tax classification to S Corp. This restarts the process
💙SOMETIMES your interest rate may be higher because you are considered a higher risk. Key word is Sometimes.
🩵Majority of the time you need at least 2-3 years of tax returns showing profit in your business (for Sole Props, LLC, and Partnerships)
💜You can qualify for FHA, USDA, and Conventional loans.
💙If you want a house sooner than the 2 year period you can apply for a Bank Statement loan which can carry a higher interest rate. This is a loan that is based on your income from your bank statements. (of course there is more to it)
🩵If your business is already taxed as an S Corp or C Corp then you would apply for a mortgage just as you would if you were working a job.
💜Creating tax deductions to diminish your income too lower your tax bill is not a good idea when looking to purchase.
💙Depreciation can be added back to your income.
