Things your Realtor wants you to know (because they really do make a difference)
1. The right list price matters more than the highest list price.
It’s tempting to start high and see what happens, but getting the price right from the beginning can make a huge difference in how buyers respond to your home.
2. Not every renovation has the return you’d expect.
Some updates absolutely help a home sell, while others may not add dollar-for-dollar value. Before spending a lot getting your home ready to list, it’s worth asking what will actually make an impact.
3. Online estimates are a starting point, not the whole story.
Sites like Zillow can be helpful, but they don’t know about your new kitchen, the house down the street that backs up to a busy road, or why buyers will pay more for one neighborhood than another. That’s where local market knowledge matters.
4. Buyers notice the little things.
You don’t need a perfect house, but things like lighting, clutter, odors and small repairs can affect the way a buyer feels the minute they walk through the door.
5. You probably don’t need to update everything before you sell.
Sometimes a few strategic changes are all a home needs. I’d much rather help a seller decide where their money will actually make a difference than see them spend thousands on things buyers may not care about.
6. The best advice isn’t always the advice you expected to hear.
My job isn’t just to tell you what you want to hear. It’s to give you the information I’d want someone to give me if it were my house, and then help you make the decision that feels right for you.
