[2] Knoxville won’t shout to get your attention—it’s not flashy. But the people, the mountains, and the sense of belonging sneak up on you. Before long, you’ll wonder how you ever lived without it.

[3] It’s not just about finding a house here, it’s about finding your people. From Friday night lights to tailgates on game day, this city thrives on connection. Invest in the community, and it’ll give back tenfold.

[4] Your dream of “slowing down” won’t be enough—you’ll need to be intentional. Knoxville gives you space and opportunity, but you have to know what kind of life you want to build.

Here’s the thing….

While I rave about the charm of Knoxville, I always make sure to mention this one important thing to newcomers: the traffic.

It’s not something you’ll upfront like in a bigger city, but it’s definitely a reality every local has to learn to navigate.

Knoxville roads weren’t built for the massive growth we’re seeing, and that means more time spent on the road than you might expect.

Here’s what you need to know - some areas are definitely worse than others.

🚗 I-40 is infamous for congestion, especially between downtown and Farragut, with stop-and-go traffic during rush hour.

🚗 I-140 (Pellissippi) heading south toward Maryville, and north toward Oak Ridge, can be a test of patience during peak times.

🚗 I-640 (the loop around downtown) often becomes a bottleneck, merging onto I-40 heading towards West Knoxville can see major backups during rush hour.

🚗 The downtown core—think 17th Street—can get packed, especially during rush hour, events and festivals.

🚗 Kingston Pike connects downtown to West Knoxville & Farragut. It’s the primary retail corridor in the area and gets congested during rush hour and weekends.

The key to navigating Knoxville’s traffic is to be strategic—timing is EVERYTHING. Avoid major highways during peak times and take alternate routes that show you the more scenic side of the city.

Even with the congestion though, it’s not nearly as bad as it is in Nashville or what I hear people in California and New York go through. Trust me, the small inconvenience of traffic here is worth it when you realize everything else this city has to offer. ✨

Pro tip: Test commute times. It can save you a lot of frustration later. And while you’re sitting in traffic, it’s the perfect time to dive into a podcast or audiobook, or just enjoy those Knoxville views.

THIS is what we were looking for!

When clients first visit Knoxville, this is at the top of the list of must see neighborhoods with scenic tree-lined streets.

This specific street is called Cherokee Boulevard and is part of Knoxville’s most prestigious and first suburbs, Sequoyah Hills. Occupying the south-side of the neighborhood, it’s bounded by the river on the east, south, and west with notable examples of mid-20th century residential architecture.
