August brought a shift in pace for the Knoxville market, with fewer new listings and fewer closings than we saw in July.

But slower activity doesn’t necessarily mean a slower-moving market. Homes that sold spent an average of 46 days on market, and the average sales price climbed back above $500K.

As we head toward fall, the numbers are a good reminder that market conditions can shift from month to month, and the story is often more nuanced than any one statistic.

July brought another active month for the Knoxville market, with more homes sold even as new listings dipped slightly from June.

Homes continued to move at a steady pace, averaging 48 days on market. The biggest shift was average sale price, moving from $546K in June to $490K in July. While notable, month to month averages can be influenced by the mix of homes that closed, so one number doesn’t always tell the whole story.
