📊 Inventory is up across East TN—some areas have nearly 40% more homes for sale than this time last year. That’s great news for buyers who’ve been waiting for breathing room.

🏡 Home prices? Still strong. Knoxville’s median price is holding steady at $400,600, up 4.9% year-over-year. It's a balanced market: more inventory, but no price collapse.

💸 And here’s something to watch → 15-year mortgage rates are now floating within 5%, with 30-year rates still under 7%. It’s not the lowest we’ve ever seen, but it’s lower than this time last year—and that’s enough to get the ball rolling for a lot of buyers.

So what does that mean for you?

Buyers → More choices, more negotiation power, and more manageable financing.

Sellers → Motivated buyers are out there—but smart pricing and prep are key to standing out.
