Now we need buyers to come through the door. And showings can be exciting, inconvenient, encouraging and sometimes even a little confusing. 😂

A few things sellers should know:

🔑 BE AS FLEXIBLE AS YOU REASONABLY CAN.
That 6:00 showing may not be convenient, but it could be THE buyer. We never know which showing will be the one.

🏡 KEEP IT “SHOW READY.”
You worked hard getting it ready for those beautiful listing photos. Now, as much as possible, we want buyers walking into the same home they saw online.

🚗 GIVE BUYERS SOME SPACE.
When possible, exit the home/area during the showing. Buyers need to feel comfortable looking around, talking openly and imagining themselves living there.

⏰ DON’T READ TOO MUCH INTO HOW LONG THEY STAY.
A five-minute showing doesn’t automatically mean they hated it, and a 45-minute showing doesn’t guarantee an offer.

💬 EXPECT FEEDBACK, BUT KEEP IT IN PERSPECTIVE.
One buyer may dislike your countertops. Another may LOVE them.

That brings me to one of the most important things I tell sellers:
