Read these if you’re relocating to Tennessee this year.
The area you choose will shape your entire experience here. Two towns 30 minutes apart can give you completely different versions of life in East Tennessee. Knoxville, Maryville, Lenoir City, Oak Ridge and Sevierville might look close on a map, but living in them is not the same.
That’s why I recommend fewer showings on your first trip and more time experiencing the areas. Drive your work route. Stop at Kroger. Grab coffee. Drive by the schools. Check out the neighborhoods at 5pm. See how far you really are from the mountains. You’re not just choosing a house. You’re choosing what your random Tuesday will feel like.
Talk to a lender before you start seriously looking at homes. Period. Especially if you’re flying your family from Washington to Tennessee.
Even if you’re months away and “just looking,” knowing your numbers change the trip. Once you spend three days walking through $900K homes when your comfortable budget is $700K, everything at $700K will suddenly feel like it’s missing something. And the opposite happens too. You may have more buying power than you realized.
The move feels much bigger before you make it.
Selling a house, packing up your family, changing schools, leaving people you love and moving across the country gives you a million opportunities to convince yourself it would be easier to stay. Things will come up. Sometimes we adjust the timeline. Sometimes we change the strategy. Sometimes something that feels huge is simply the next thing we need to solve.
