On this episode, Mike is with Tim Kelly. Tim is a Real Estate Investor & Educator, a Best-Selling Author, Speaker, and served in the US Navy for 15 years of service. He is the VP of education and co-owner of the platform Active-Duty Passive Income (ADPI) which helps active, veteran, reserve, and other military affiliated personnel realize their financial freedom goals through real estate investing. Tim started Real Estate Investing with Single Family homes in 2011 and since then acquired 1,200 units.

Tim’s journey in helping fellow military members started in 2018. He shared his story in Biggerpockets of investing while serving in the Navy. His story caught the attention of the founding members of (ADPI) and reached out to Tim. Tim saw that ADPI’s goals were aligned with his. Shortly thereafter, Tim joined the community and help it grow to where it is today.

Key Information:

#1. Understand your occupancy!

If you are getting agency debt you need 90% for 90 days! Get a report if it is not on the rent roll.

As an owner, do your reviews to make sure your PM is operating efficiently and your turnover is low.

#2. Market Rents

What are the true market rents? Do your own due diligence to prove out the comps provided.

As an owner, keep track of the rents in your market to know when you need to raise them. You NOI relies on it!
