Knoxville Area Housing Market Update 🏡

May continued the trend of strong sales. Sold listings were up 12.6% from last May, and pending sales were up 18% over last May. We can likely attribute this to more homes coming on the market, as well as increased buyer traffic.

For the first time in a couple of months, the median sales price has jumped to $385,000, and while the median days on market increased slightly from May 2025, it is below the 40+ DOM we've been seeing so far in 2026.

Today I had the privilege of helping a great local family finalize their purchase of 25 acres in North Knox County 🌳

In the drone photos you can see the rental that Jason and I lived in for 18 months while our house was renovated post-flood! We enjoyed living in this peaceful area, and hope this family does, too!

Knoxville Area Housing Market Update 🏡

March/April is what most consider the beginning of the "Spring Market" in real estate. The days are longer, the trees and flowers are blooming, and people are starting to make plans to move before the next school year.

Compared to January and February this year, March was a bit sluggish, but April came around and said, "Hold my beer!"

The 20% increase in pending listings is exactly what I was talking about in my post a couple weeks ago about getting into 2 multiple offer situations with my Buyer Clients. Even my newest listing received 2 offers the first 2 days on market!

Buyers are out home shopping, and they're ready to make an offer when they see something they like!

My sweet first time homebuyers found out how true that was after being narrowly beat out in a tight multiple offer situation last week, only to find this gem a day later! More space ✅ more updates ✅ in an area they wanted ✅

Just 48 hours after they got a disappointing "no" in multiple offers, they got a huge "YES" when their offer was accepted on a different house!
