🏡 Are homes really sitting on the market longer in Knoxville?

Let's look at what the numbers are telling us. 👀 As of October 20, there are 29 homes actively for sale in Knoxville.

And here's where things get interesting:

📊 Average days on market: 70 days
📊 Median days on market: 42 days
🏡 12 homes have been listed for 30 days or less
⏳ 7 homes have been listed for more than 90 days

So what does that mean? First, these numbers reflect homes currently for sale—not how long it took recently sold homes to sell. And second, not every home is experiencing the same market.

Some are relatively new listings. Others have been available for several months.

For sellers, this is why I talk so much about pricing, presentation and understanding your competition. For buyers, a home that's been on the market longer isn't automatically a bad house. Sometimes there's an opportunity worth exploring.

Days on market is a number. Understanding WHY a home has been sitting is where the real value comes in. That's why I love digging into our local market instead of relying on broad headlines.

🏡 Know the process. Understand the why.

🏡 One thing working behind the scenes in real estate has taught me? The little details aren't always little.

I started working as a Transaction Coordinator in 2016, long before becoming a Realtor and co-owner of Sundance Realty. I learned pretty quickly that there's a whole lot happening in a real estate transaction that buyers and sellers never see.

Deadlines. Documents. Conversations with lenders, attorneys and title companies. Questions that need answers. Problems that need solutions. Sometimes, something that seems completely insignificant can turn into a pretty big issue if nobody is paying attention.

That experience has shaped the way I work with my own clients. I don't believe my job is just to find someone a house or put a sign in their yard. It's to understand the entire process, anticipate what might come next and help people make informed decisions along the way.

Sometimes that means slowing things down, asking another question or explaining why something matters when it might not seem important at first.

✨Because a successful closing isn't just about getting the paperwork signed. It's about everything that happens before you get there. That's the part of real estate I genuinely love.

And it's why I always come back to the same thing: Know the process. Understand the why. ❤️

❤️ Every small town has those people. You know the ones.

The people who volunteer before anyone even asks. The ones organizing fundraisers, coaching kids, serving on committees, helping neighbors and somehow always finding time to show up when something needs to be done. Knoxville has a whole lot of those people.

Over the years, between raising our kids here, being involved in different organizations and volunteering in the community, I've had the opportunity to meet so many of them. And I've learned something. A community doesn't become special because of its buildings, businesses or events. It becomes special because of the people who care enough to make those things happen.

Some of them are very visible. Others do an incredible amount of work behind the scenes and never expect any recognition.

So let's give a little recognition today. ❤️ Who is someone in Knoxville who quietly makes our community better?

🙏Tag them, thank them or tell us what they do.

I have a feeling there are going to be some pretty wonderful names in the comments. ❤️

Last week, we had 33 active listings. Today, we're at 30.

Here's a quick look at October 5–12:

But here's what I want you to understand-Not every home in Knoxville is competing in the same market.

A buyer looking for a $200,000 starter home isn't necessarily considering the same options as someone looking for a $400,000 home. And just because our total inventory went down doesn't automatically mean homes are flying off the market.

🔑For buyers, it's about finding the right choices in YOUR price range.
🔑For sellers, it's about understanding which homes you're actually competing against.

That's why I keep tracking these numbers. Not to tell you whether the market is simply good or bad, but to help you understand what's happening right here in Knoxville.

Because the numbers are only part of the story. 🏡

🏡33 homes are for sale in Knoxville right now—but does that really mean you have 33 choices?

This week, I’m looking beyond the total number and talking about why your price range, needs and type of home matter more than the headline inventory number.

Here’s what this week’s Knoxville market is really telling us. 👇

Know the process. Understand the why.

One thing I wish more people knew....You don't have to be ready to buy or sell a house to ask a Realtor a question.

You can ask me:
▪️“Would it even make sense for us to move?”
▪️“What would we have to do to our house before selling?”
▪️“Could we buy before we sell?”
▪️“What do you think our house might be worth?”
▪️“Is this thing I heard about the market actually true?” 😂

Asking a question doesn't mean I'm going to put you on some imaginary READY TO BUY A HOUSE list and start calling you every Tuesday.

Sometimes a conversation turns into a move next month. Sometimes it's next year. And sometimes we talk through everything and decide staying exactly where you are makes the most sense.

I'd much rather be the person you feel comfortable asking before you think you're ready.

You don't need a plan before you call your Realtor. Sometimes the conversation is how you figure out what the plan should be. 🏡

I didn't grow up in Knoxville. But I raised my kids here and somewhere along the way, it became HOME. ❤️

When I moved here, I only knew a couple of people. Now, when I think about Knoxville, I think about the people who have become friends and family. I think about raising my kids here and all the people who have cheered them on, supported them, taught them, coached them and watched them grow up.

Ball games. Dance Recitals. Wrestling meets. School activities. Musicals. Community events. And all those ordinary moments in between. That's the part of living in a small town that's hard to explain until you've experienced it.
🖤People show up.
🖤They show up for your kids.
🖤They show up when someone is struggling.
🖤They support fundraisers and local organizations.
🖤They celebrate each other's wins.
🖤And when the community needs something, there always seem to be people willing to step in and help.

It's also a big reason I love being involved and volunteering here. This community has given my family so much over the years, and being able to give some of that back matters to me.

I may not be from Knoxville. But after raising my family here and building a life surrounded by people I love, there's absolutely no question:

Knoxville is home. ❤️
And I'm pretty grateful my kids got to call it home, too.
