There are certain features you don't fully appreciate until you need them.

A place for an extra vehicle. Room for tools or a project. Somewhere to store the things you don't necessarily want taking over the house.

In fact, some of the best preparation happens long before you ever schedule a showing.

You start noticing what homes are selling for in the areas you like. You figure out which parts of East Tennessee actually fit your day-to-day life. You learn what matters enough to pay more for and what you’re perfectly happy to compromise on.

𝗧𝗵𝗶𝘀 𝗼𝗻𝗲 𝗺𝗮𝗱𝗲 𝗺𝗲 𝘀𝗺𝗶𝗹𝗲.

A dear friend referred a first-time homebuyer to me, and today, he's a HOMEOWNER!

I am so proud of him.

Buying your first home means doing a whole lot of things you've never done before. There are documents to gather, decisions to make, deadlines to meet, questions to ask, and plenty of new terms to learn along the way.

He handled it like a champ.

Every time his lender needed something, he took care of it. Every time I needed something from him, he was responsive. He stayed involved, asked questions, and just kept taking the next step.

Now he gets to enjoy the really good part: knowing that the house he walks into is HIS.

That's a pretty big accomplishment, and I hope he is incredibly proud of himself because I certainly am.

That’s especially true in East Tennessee.

Sometimes deciding to stay is just as important as deciding to go.

I work with people who are considering moving to East Tennessee, and not everyone who starts researching a move ultimately decides to make one.

I think that's okay.

A good relocation decision isn't the one that ends with buying a house.

It's the one you make after you've gathered enough information to understand what you're gaining, what you're giving up, and what makes sense for the life you want next.

That's especially important when you're considering a major move for retirement or a new chapter of life.

𝗔𝗽𝗽𝗮𝗿𝗲𝗻𝘁𝗹𝘆, 𝗜 𝘄𝗮𝘀 𝗟𝗢𝗡𝗚 𝗼𝘃𝗲𝗿𝗱𝘂𝗲 𝗳𝗼𝗿 𝗮 𝘁𝗿𝗶𝗽 𝗯𝗮𝗰𝗸 𝘁𝗼 𝗡𝗲𝘆𝗹𝗮𝗻𝗱 𝗦𝘁𝗮𝗱𝗶𝘂𝗺.

Thirty years overdue, to be exact.

Last Saturday was my first Tennessee football game in three decades, and I got to experience it with my son.

I had forgotten just how much happens before the football even starts.

The walk toward Neyland. The crowds pouring onto the University of Tennessee campus. Orange everywhere you look. The band. The anticipation when more than 100,000 people are waiting for the same thing.

Then there’s that moment when Rocky Top starts playing and you realize some things really haven't changed all that much.

Maybe that's why I enjoyed the day so much.

It wasn't about checking something off a list. It was about going back to something I hadn't experienced in a very long time and getting to experience it differently this time around.

Knoxville has plenty of big attractions and things to do, but sometimes the best experiences are the ones that have been right in front of us for years.

If there’s something local you keep saying, “I need to do that again sometime,” consider this your reminder.

Thirty years might be a little too long to wait.

The 56-9 Tennessee win wasn't a bad welcome back, either.
