Your equity position is real. Prices in Knox County have moved significantly since 2020 and 2021. What you owe versus what your home is worth today are likely very different numbers.

There are a lot of real estate offices in Knoxville. Most of them are franchises. Some of them are very good.

The Knoxville market is not broken. It is just more honest than it was two years ago.

Here is what the numbers look like today. The median list price in Knox County is $459,900. There are over 1,100 active homes on the market. The average days on market is 79. Nearly half of active listings have had a price reduction.

What that means in plain English: buyers are still here, but they are paying attention. They are inspecting. They are comparing. They are walking away from homes that are overpriced for their condition.

Sellers who come on the market prepared -- priced accurately, condition addressed, strategy in place -- are still closing. The ones who are sitting are the ones who came on hoping the market would meet them where they wanted to be.
That is the difference between a good listing strategy and an expensive lesson.
