The 2026 State of Housing predicts continued improvement, with modest home price appreciation and increased home sales as buyers return to the market. Expanding housing supply, improving affordability and reducing development costs will be needed for long-term market health.

There is a 29% gap between Black and white homeownership rates.

Racial disparities in housing remain stark across East Tennessee, with differences in homeownership and the share of active listings affordable to households earning the median income.

Fair housing means equal access to housing and creating a more inclusive and equitable housing market for everyone, regardless of race, religion or national origin.

Understanding these disparities is an important step toward building a more inclusive and equitable housing market in East Tennessee.

Mortgage rates are no longer stopping motivated buyers. Many buyers delayed moving for several years but are now entering the market because they need to and are adapting to the “new normal” of higher mortgage rates.

More buyers are making housing decisions based on life’s milestones rather than waiting for perfect market conditions. Families are relocating, downsizing, upsizing and moving closer to loved ones. Motivated buyers are returning because life doesn’t wait.
