Here is some interesting Real Estate data:

Knox County prices were up 1.1% year over year this spring, but North Knoxville is reporting a 5.4% price decline year over year. The twist? Sales still increased by 28.6%โ€” from 112 to 144 sales.

That tells me buyers are still active, but they may be getting more selective.

What do you think this means for North Knoxville: opportunity, correction, or just normal market movement?

I love finding free summer activities for kids, and Kid Aโ€™Riffic is such a good one to save. It runs Wednesdays in June and July from 10 a.m.โ€“1 p.m., with a different Knoxville location each week.
Itโ€™s free, geared toward ages 2โ€“12, and includes games, crafts, activities, and family fun.

Iโ€™ve seen a lot of questions about the new Knox County property assessments, so hereโ€™s the simple way to estimate it:

1. Find your new appraised value on your reassessment notice or the Knox County Property Search.
2. For residential property, multiply by 25%.
Example: $400,000 appraised value ร— 25% = $100,000 assessed value.

3. Divide assessed value by 100, then multiply by the tax rate.
Example using the current 2025 county rate:
$100,000 รท 100 ร— $1.5540 = $1,554 estimated county tax.

If you live inside Knoxville city limits, city taxes are separate and use the city rate too. Current 2025 rates are $1.5540 county and $2.1556 city per $100 of assessed value, but the 2026 rates will be set later this summer, so your final bill may not match this estimate exactly.
๐ˆ๐Ÿ ๐ฒ๐จ๐ฎ ๐๐ข๐ฌ๐š๐ ๐ซ๐ž๐ž ๐ฐ๐ข๐ญ๐ก ๐ฒ๐จ๐ฎ๐ซ ๐ง๐ž๐ฐ ๐ฏ๐š๐ฅ๐ฎ๐ž, you can file an informal appeal online through the Knox County Property Assessorโ€™s website until ๐Œ๐š๐ฒ ๐Ÿ๐Ÿ— ๐š๐ญ ๐ฆ๐ข๐๐ง๐ข๐ ๐ก๐ญ. Results are expected in mid-to-late June, and if you still disagree, the next step is the County Board of Equalization.

Save this so you can run your numbers, and share it with a Knox County neighbor whoโ€™s trying to make sense of their new assessment.
