Apparently I've been getting a little too much of my appraisal education from social media. 😂

UAD 3.6—the new appraisal reporting system—becomes mandatory for new Fannie Mae/Freddie Mac appraisal submissions beginning November 2. And I've seen some pretty dramatic videos about what agents and sellers supposedly need to start doing.

“Find EVERY receipt for EVERYTHING you've ever done to your house!”

“Measure your floor-to-ceiling heights!”

So today at WRAP, Darren Osborne arranged for appraiser Chris Skalet with Advanced Appraisal TN to come talk us through what is actually changing. And wow, he did a great job!

My biggest takeaway? This doesn't seem nearly as scary as social media makes it sound.

The new appraisal report is much more detailed, and improvements are documented differently. Appraisers absolutely appreciate good information about updates—what was done, approximately when it was done, and documentation when you have it. That's actually a good thing! But no, that doesn't mean I'm going to tell a seller to go digging through the attic looking for a receipt from the bathroom remodel they did in 2007. 😂

And the floor-to-ceiling measurements? The appraiser does those. You don't need to send your seller around the house with a tape measure.

I actually came away thinking the new report looks like an improvement. More detail about the property, more useful information, and hopefully a clearer picture of why an appraiser arrived at a value.

Also—shoutout to our local lenders who do more than just write loans. 💛 Darren saw something agents needed to understand and brought in someone who could explain it. That's the kind of partnership I really appreciate.
