When you bought it, it was exactly the right amount of house.

The kitchen was enough kitchen. The yard was enough yard. You probably stood in the empty living room on day one thinking this is so much space, what are we even going to do with all of it. πŸ’­

Then life filled it. The people multiplied. The work came home. The hobby needed a room. The stairs stopped being charming and started being stairs.

Nobody warns you that house hunting with the person you love is basically theater. πŸ˜…

ACT ONE, the lists. You want a garage. They want a soaking tub. You both describe yourselves as flexible. Neither of you is flexible.

ACT TWO, the tour. You love it out loud. They go quiet. Quiet is a whole sentence and you already know which one it is.

INTERMISSION, the car. Silence until the stop sign. Then you both talk at exactly the same time.

ACT THREE, the deal. You get the garage. They get the tub. Neither of you mentions the wallpaper you both hated.

Somebody has definitely told you that renting is throwing money away. I am going to disagree with them. 🏑

Rent is not waste. Rent buys you flexibility, and it buys you a landlord who owns the water heater when it goes out on a Sunday. Those are real things and they have real value.

So the question was never "is renting bad." The question is which one fits the next five years of your life.

WHAT RENTING WINS
The freedom to go in thirty days if the job moves. No repair bill you did not plan for. Nobody asking you to care about a roof.

WHAT BUYING WINS
A payment that does not renew every year at whatever the market says. The freedom to paint it, gut it, plant something, get the dog. And a share of every single payment coming back to you instead of to a landlord.

The honest answer is that buying usually wins when you plan to stay put long enough to clear the costs of getting in and back out. Time in the home is the lever. If you are not sure you will be here in three years, renting might genuinely be the smarter call, and I will tell you that.

If you do want to look, start with a number instead of a Zillow spiral. The median Knoxville home sold for $410,000 in July. Yours may be nothing like that, and that is exactly the point of finding out.

Nobody tells you that the best part of owning a home is how ordinary it is.

You spend months looking at square footage. Bedroom counts, lot size, the year the roof was done. All of that matters, and none of it is the reason you will love the place.

The reason is a Tuesday.

It is standing in your own kitchen at 7pm with absolutely nothing special happening. It is the light in the back room in October. It is painting a wall a color somebody else would hate and nobody getting a say in it. It is hearing a noise at night and knowing exactly what it is.

That is what you are actually buying. Not an investment, not a milestone for the internet. Just a whole lot of regular days somewhere that is finally, entirely yours.

And there is a good bit to choose from right now! Knoxville had 1,733 active single family listings in July, the most since last November.

So if you have been circling this for a while, let's go look.

Most sellers ask me what their house will sell for.

The better question is what they will actually keep.

The median Knoxville home sold for $410,000 in July. Almost none of those sellers put $410,000 in the bank, and that is not a bad thing, it is just how a closing works. Your loan payoff comes off first, and it is bigger than your balance because it includes interest through your closing date. Then taxes get prorated. Then title and closing costs. Then whatever gets negotiated after the inspection and the appraisal.

None of that is scary once you can see it on paper. What is scary is finding out on closing day.

So here is what I do before we ever talk about a list price: I build you a net sheet. It takes about fifteen minutes. You get a realistic range of what lands in your account at three or four different sale prices, and suddenly every decision after that gets easier. Should you fix the deck? Should you take the offer with the higher price or the one with fewer contingencies? The net sheet answers both.

Know your number first. Then we go get it.
