Higher rates don’t automatically mean it’s a bad time to buy. Sometimes, they create a little more room to negotiate.

Some buyers stepping back & we’re seeing opportunities for those who are ready. This means less competition, more choices and sellers who may be more willing to work with you.

A couple things we’re watching:

🏡 Homes that have been sitting.
Days on market and price reductions can create an opportunity to negotiate.

💰 Seller credits.
Instead of focusing only on purchase price, credits toward closing costs or an interest-rate buydown could make a bigger difference in your monthly payment.

Our advice? Start with the payment that feels comfortable for you, then let us help you find the right house and build an offer around it.
