🏡 The housing market is continuing to shift in favor of buyers — especially in former “pandemic boom towns” like Nashville, which was specifically highlighted in this article. 👀

With more inventory hitting the market and homes sitting longer, buyers are gaining more negotiating power in areas close to us here in Middle TN. Sellers may need to price strategically and be more open to concessions to stay competitive.

The ongoing delays with the Tylertown Road project continue to frustrate many residents, especially with worsening traffic, overgrown areas, and trucks ignoring posted signs. According to the latest update, unexpected soil conditions forced engineers back to the drawing board to ensure the project is completed safely and correctly long term. Requests have been made for mowing, better truck enforcement, and traffic light adjustments while the community waits for construction to resume.

Update 6.18.26
Unfortunately, I do not have much of an update, except that the street did get mowed in some areas. I have not received an update from the street department as far as the new work change order or what it entails.

As soon as I get more information, I will share it here.

I’ve had a lot of questions and frustrations brought to me about the Tylertown Road improvement project, and I want everyone to know I share your concerns.

The project has been stalled for months.
The grass has gotten high.
The area has become an eyesore for the people who live nearby. Trucks continue ignoring the “No Truck” signs without repercussions.
The intersection at Tylertown and Trenton has become increasingly difficult to get through.

Residents have been more than patient, and these concerns need attention.

The last update I received was that construction stopped after crews discovered the soil conditions were not what engineers originally anticipated. Because of that, a new plan was needed to ensure the road would be built properly and remain sustainable long term. I was told it would be a few months before construction could begin again.

In the meantime, I have requested:
• The area be mowed and maintained
• Enforcement of the “No Truck” signage
• A adjustment of the traffic light timing at Tylertown and Trenton

I know this has been frustrating, especially for the residents who live in this area every day. I will continue pushing for updates and improvements as information becomes available.

Two closings. One family cruise. And an incredible reminder that having the right people in your corner matters. ✨

While away making memories with family on our Eastern Caribbean cruise, two amazing clients still made it to the closing table right on time thanks to an incredible support system holding the fort down back home.

One closing was especially meaningful — helping a great friend and repeat client successfully close on their land listing in historic downtown Clarksville. The other was assisting a military buyer PCSing to Ft. Campbell find and close on their new home in Kentucky. 🇺🇸🏡
