It's the history of the property linked chain by chain for who sold/transferred the property to whom. It's our job to make sure this chain link has no kinks and that it flows smoothly. What are CC&Rs? Well CC&R stands for Covenants, Conditions and Restrictions. They are recorded documents that govern what can and can't be done to a property. Side fact: just because CC&Rs are recorded does not guarantee there is an HOA on the property; but if there is an HOA on the property then there should be CC&Rs recorded.

Did you know a Remote Online Notary (or RON for short) can potentially be utilized for the closing if your clients are not local? A RON is performed by a notary public who uses audio and video technology over a stable internet connection to notarize closing documents remotely. A Valid ID is still needed, but all the signatures are digital, and it has the same legal effect as a traditional closing. Contact us to explore if this option could work for your closing.
