What’s actually happening in the East Tennessee real estate market right now?
Here’s the short version: the market is moving, but buyers and sellers both need to be strategic.
In the Knoxville area, there are more homes available than there have been in recent years, giving buyers more options and a little more time to make decisions. At the same time, well-priced homes are still selling, while homes that are overpriced or don't show well may sit longer and require price adjustments.
The latest August data shows a Knoxville median listing price around $450,000 and a median of about 58 days on the market. Sales prices vary significantly by neighborhood, price point and property type—which is exactly why broad headlines don't always tell you what your home or situation looks like.
My biggest takeaway? There is opportunity for both buyers and sellers, but strategy matters more than ever.
