Waterfront living in East Tennessee is pretty special, but buying on a TVA lake comes with a few extra things you need to know.

Before you buy, make sure any dock, boathouse, or shoreline structure is properly permitted. It’s also important to check the shoreline designation for the property, because some areas have restrictions on adding, expanding, or even replacing a dock.

Another surprise for many buyers is that shoreline vegetation may be regulated. In some areas, you can’t simply clear trees or brush to open up the view without TVA approval.

Lakefront homes also come with extra due diligence around easements, flowage rights, seasonal water levels, and TVA paperwork, so it helps to work with an agent and title company that understand these properties.

Homes in the $750,000+ range are seeing more inventory and some negotiating room, especially when a property is overpriced. At the same time, well-located homes, waterfront properties, custom builds and unique estates can still attract strong interest.

For buyers, the biggest priorities are simple: have your financing or proof of funds ready, focus on the things you can’t change like location, lot and layout, and take the time to fully understand the property before making an offer.
