So… are Tennessee home prices actually coming down? 👀
The short answer: We’re not seeing price crashes. The market is showing signs of stabilizing, with home values remaining relatively flat to slightly up year-over-year.
But there are some important changes happening that both buyers and sellers should know about:
📈 More inventory — Buyers have more homes to choose from than they did during the peak of the market.
⏳ Homes are taking longer to sell — Sellers can’t always expect their home to receive multiple offers immediately, which makes pricing and presentation more important than ever. (Your home isn’t worth what it was 2 year ago)
💰 More price reductions — As sellers adjust to current market conditions, we’re seeing more opportunities for buyers to negotiate.
🤝 Buyers have more leverage — Depending on the property, buyers may have more room to negotiate price, closing costs, repairs, or other terms.
🏠 For sellers: This doesn’t mean you can’t sell! It means having the right price and negotiation plan is more important than ever.
🔑 For buyers: You may have more options and negotiating power, but that doesn’t necessarily mean you should wait for a “crash.” The right opportunity depends on Y O U R individual situation, Y O U R financing, and the specific local market in Y O U R preferred area.
