The water is gone. Is the problem over?

Not always.

After flooding or significant water intrusion, wet drywall, insulation, carpet, framing, crawlspace materials, and other porous surfaces can hold moisture long after the standing water disappears.

And during an Indiana summer, elevated humidity can make drying even more difficult.

That doesn’t mean every home that gets wet will develop a mold problem.

But after significant water intrusion, it’s worth asking:

What got wet?
How long was it wet?
Did everything actually dry?
Is humidity still elevated?
Are there hidden areas that may still be holding moisture?

If you’re noticing musty odors, visible growth, persistent humidity, or simply aren’t sure what conditions remain after a water event, mold and indoor air quality testing can provide additional information.

Water may have been the event. Understanding what remains is the next step.

The upstairs is always hotter. The AC seems to run constantly. Maybe you've noticed dark staining on the roof sheathing—or wondered why your attic feels unbelievably hot in the summer.

It’s not easy to look at the attic and focus on one thing.

Do I need more insulation?
Do I need more ventilation?
Is that staining from a roof leak?

An attic isn't just an empty space between your ceiling and roof.

It's where heat, air, moisture, insulation, ventilation, and the roof assembly all interact.

And sometimes the symptom you notice isn't where the problem actually begins.

Warm, humid air from the home can move into the attic.

Bathroom exhaust can introduce moisture if it isn't properly vented outside.

Insulation can be present while air leakage still affects comfort and energy performance.

An attic can have soffit and ridge vents and still benefit from understanding how effectively air is actually moving through the space.

Even something that looks like a hole—such as an intentional ventilation opening—may be an important part of how the system works.

After the rain we've had, this is a good time to walk around your home and ask one simple question:

Where does the water go next?

Water coming off the roof should enter the gutters.

Gutters should send it to the downspouts.

Downspouts should move it away from the foundation.

Grading should continue directing it away.

Flashing, siding, windows, doors, window wells and drainage systems all have roles to play along the way.

And here's something homeowners often miss:

The best time to understand how these systems are working is while it's raining.

When conditions are safe, walk around your home during a moderate rain. Look for overflowing gutters. Watch where downspouts discharge. See whether water moves away from the foundation or collects beside it. Check window wells. Watch what happens around patios, sidewalks and landscaping.

A dry day shows you what's there.

A rainy day shows you how it performs.

And remember: not every opening should be sealed. Weep openings in brick and many windows are intentionally designed to let water out.

If water can get in, it needs a path out.

After the amount of rain Indiana has received recently, a lot of homeowners are discovering something about their basements and crawlspaces:

Water management isn't about keeping a home perfectly dry under every condition. It's about having systems in place to manage water and moisture when conditions become extreme.

Gutters and downspouts move roof water away from the house. Grading helps direct surface water away from the foundation. Foundation drainage helps manage water below grade. Sump systems provide a path for collected water to leave. In crawlspaces, ground v***r barriers help manage the moisture that remains in the soil even after standing water is gone.

And that's an important distinction:

Liquid water and water v***r are different problems—but both need to be managed.

A basement or crawlspace that has always seemed dry may look very different after sustained heavy rain. That doesn't necessarily mean the foundation suddenly “failed.” It may reveal where the home's existing water-management strategy reaches its limits—or where one never existed.

If you're dealing with water beneath your home right now, the first questions aren't simply “How do I dry this out?”

Where did the water come from?
How is it supposed to leave?
And after the standing water is gone, how will the remaining moisture be managed?

Get the water out. Understand how it got there. Then make sure the home has a strategy for managing the next rain.

It has soffit vents. It has a ridge vent. So why is the attic 140°F?

That's a question we sometimes encounter during summer inspections.

And it illustrates something important about homes: having all the expected components doesn't necessarily tell you how well the system is actually performing.

Your attic is where several parts of the home come together—insulation, air sealing, ventilation, moisture control, exhaust systems, HVAC components and the roof itself.

A hot attic doesn't automatically mean something is wrong. A dark stain doesn't automatically mean the roof is leaking. And adding more insulation or ventilation isn't always the right first answer.

The better question is:

How are all of these systems working together?

"Who do I call?". A questions many homeowners eventually ask.
