You can do everything right and still not sell a property.

Great photos. Smart marketing. A home that shows beautifully. A price that makes sense. Those things absolutely matter, but none of them can create a buyer who isn’t ready to buy.

After 22+ years selling real estate on Kauai, I’ve learned to look at “sold in one day” a little differently. Sometimes the right property meets the right buyer at exactly the right time. And sometimes timing deserves more credit than it gets.

No agent has the Midas touch, no matter what the postcards say. 😉

There’s one thing I can’t do when selling a vacation rental, and neither can any marketer.

I can’t manufacture a buyer who’s ready, willing and able to buy that property, at that price, on the seller’s timeline.

I recently sat in on a Zoom call where a seller asked for his condo to be under contract by next month. Wouldn’t that be nice?

Marketing absolutely matters. It positions the property, presents it well and gets it in front of the right buyers. But a Kauai vacation rental is a discretionary purchase. A buyer can love it, afford it and seriously consider it...and still decide to buy 6, 9 or 12 months from now.

That’s this market right now. It will change at some point. Markets always do.
