If you’re a foreign seller with property in Hawaii, you need to know this number: 22.25%

That’s the total withheld from your proceeds at closing when both FIRPTA and HARPTA apply.

FIRPTA is the federal piece at 15%, HARPTA is Hawaii’s at 7.25%, and together they exist to make sure foreign sellers pay their capital gains tax on U.S. property sales.

It catches a lot of sellers off guard, and if it doesn’t get paid at closing, the responsibility can fall to the new owner.
