Real estate is always a local market and people downsizing controls the market flow right now.

Right now your probably have more equity in your home than you realize.

Regardless of what the national news tells you, the local market is still moving quickly and homes are still bringing in multiple offers.

Prices are still going up instead of going down.

The local inventory has been so low for so long that it is statistically showing fewer sales, BUT, that’s because there were fewer homes available to be sold.

This has been going on since the summer of 2020 when pretty much every home on the Attala market sold. We have been in a vacuum ever since.

It’s “Supply and Demand 101.”

Until the demand is met by more homes coming to the market, the demand will still bring competition and higher sales prices.

If you’ve been on the fence about selling your home, it just makes good sense to get ahead of others in the market.

If you’re home is the only one in its category, chances are you’ll have a great result.

Every home has its own story to tell, and I know this one does too. But I have my own history with this one.

Several years ago (I think 2016) this home was listed as “for sale by owner” after the owner had tried to list it publicly with another Company but was unsuccessful with the sale.

I’m not a big fan of calling people who have already decided to sell on their own, because I know they have their own reasons for doing it. But this one really caught my interest. I’m glad I did.

I called and talked with the owner for a bit and we seemed to really hit it off. Super nice guy and we had a lot in common. Actually I now consider them to be my friends after getting to know them better.

I didn’t hear back for several months, but then one day I got a call from him. He said he was impressed with our phone call and wanted to give me a chance to sell his home.

This was a little different than your average listing though. They didn’t want to publicly advertise it. That’s right. I needed to sell this home, but I couldn’t post the pictures or address and all the other details across the world like we normally do with our marketing.

Challenge acceptance 😏

Timing couldn’t have been more Perfect as I was currently helping another family, which I now also consider my friends, sell their home. I knew they needed somewhere to go afterwards and I knew they were expected a top quality home. Well this was “the one”!

This ended up being what we call a contingency contract on both homes. That’s a short way of saying that they needed to sell their current home without having to mortgage 2 homes at once, or even worst case, selling themselves homeless.

It was a little stressful as we were dealing with 2 separate banks and 3 different timelines, but it all came together just in time for everyone to move in, and move out without being in a bind.

Fast forward to 2020, right after the beginning of the pandemic.

My friends called me and said as much as they loved their home, it was becoming an empty nest, and they wanted to move closer to their kids and grandkids.

I was honored of course, but a little concerned about the ability to show and sell a home when the whole world was on lock down. Well we figured it out and kept everyone safe while doing it.

A few weeks later we had multiple offers on this beautiful home at a time when half the population thought the world was ending.

The owner’s out of state plans came together (which was also a contingency contract) just in time and the new owners were able to move into their new dream home shortly after.

Well now it’s time for these owners to move on as well. Life changes for everyone and it seems that most people make a move every 3-5 years.

I’ve been honored again with the opportunity to help these homeowners, who I also now consider my friends, sell the home I sold to them.

In this business I meet a lot of people on a daily basis. But the best part is building relationships. Sometimes those relationships grow on trust and loyalty from people who I also get to call my friends.

With nearly 300 properties sold in the last 9 years, some agents would get a little too comfortable with business as usual. Not me!

This is my "job", but also my passion and my future. I want to help you create the future you want.

You should expect a lot from your agent. You're trusting them with one of your largest assets in your life.

Here are a few things you can expect from me:

Fair pricing - I'm here to help you establish a price for your home. Of course you want top dollar, but no need to let your home sit stale on the market. No need to sell too cheap either. Let's get it right the first time.

Advertising - If there is an advertising avenue, I've tried it. If there is one coming out, I'm learning about it. You want everyone to know your home is for sale, I can show you how.

Constant contact - I will keep you updated on how your home is performing. Wouldn't you like to know how the showing went? What changes could be made to show better, sell faster?

Risk control - I'm naturally wired to analyze and dissect. How can this machine run smoother? There are so many steps each transaction goes through. No two transactions are ever the same. No two deals carry the exact same risk. I'm analyzing as far ahead as possible to head off problems that could arise before they actually do.

Negotiating - I'm not closed minded. There are so many variables when it comes to negotiating. Of course you want to sell, and of course they want to buy. Can't have one without the other.
My job is to find a way you both can win.

Middle man - I remain involved, from the beginning, to the end, and then some. You can sit back and relax. I've got this. I'll make sure things stay on track with inspections, contractors, appraisals, attorneys, and bankers.

Contract ex*****on - It's surprising how easily a few details can make or break an entire deal. It's my responsibility to ensure everyone understands what is needed to get what they want, as well as how to follow through with everything in their purchase agreement.

There are so many important things that go into each listing.

This is not my favorite term to use, but it's true: 'Date the rate, marry the house.'

I know some people like to browse the internet for homes and wait for the perfect opportunity to upgrade or move to a different location. That's fine, there's no pressure or rush.

However, I am speaking to those who need to make a move for various reasons.

Waiting for interest rates to drop before buying a home may backfire.

The market has cooled down recently, and the current interest rate is higher than last year's rate, but it's not expected to drop much in the coming years.

If it does drop, the best plan is to refinance to have a cheaper payment or pay it off sooner. If you wait for rates to drop, home prices will increase due to competition from other buyers, resulting in paying more for the house.

A terrible, but possible scenario is that home prices continue to increase due to low supply, and interest rates increase.

Long story short, when interest rates decrease, home prices go up. When home prices fall, it's because interest rates went up.

So, as much as I don't like the term, it's time to “Date the rate, Marry the house."

Experts are now saying we should see a slight decline in rates near the end of the year unless the Fed decides to Feed it some more. But still less than 1% difference.

We can most likely expect the price of homes to stay close to where they are now for a little while but that is still a large increase over this time last year.

Locally, we still have pent up demand and low supply of available homes that are move-in ready.

This most likely will continue to stabilize or even increase the final selling price on homes this year.

Depending on inventory we may see even more demand sooner as people still need to make their moves based on their needs, not just their wants.

Those rates are history and we will be telling our grandkids about them. On a positive note, the rates have recently dropped some as the feds are easing up a little.

But, no major decrease is expected in the near future.

There was a huge increase in mortgage applications this month which means we will have a lot more buyers than we’ve had since September.

Long sorry short. I believe It’s a good time to start getting your house ready for the market if you’re considering a move this year.

Our area is still short on available homes and the high selling prices over the past year will bleed over into this year as comparable sales. This should maintain solid market prices.

Possibly an increase in list prices VS this time last year.
