I had the privilege of helping TWO first time home buyers close on homes this month!

Both couples were under 25 years old and not sure if buying was even a possibility. We first sat down and went over the process. Then I connected them with my amazing lender Emily Green . These young buyers reached out on Instagram with a tight timeline and a competitive budget. We scheduled an in-person meeting to walk through the entire process. After looking at several homes in the Kuna area, I connected them with an off market property through my brokerage. The biggest challenge was closing before their lease renewal and negotiating a brand new HVAC system to replace the original unit. We closed with nine days to spare and the appraisal came in $18K over purchase price.

The worst real estate advice in the Treasure Valley sounds right until it costs you money.

I hear the same myths every week. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I’d rather be the agent who gives you the honest answer now than the one who stays quiet and lets you learn it the hard way.
