📉 Rates We’re still seeing elevated interest rates compared to recent years, but buyers are also using tools like buydowns and seller concessions to bring monthly payments down.

🏡 Inventory (Central Texas) We’re in a very different market than 2020–2022. Inventory has increased significantly, giving buyers more options, less competition, and more room to negotiate.

📊 What does that mean for you? This is not a frenetic market. It’s a market strategy. The buyers who win right now are the ones who are informed, prepped, and working with the right guidance.

One of the biggest myths in homebuying?
“You need perfect credit to buy a house.” 👀

That belief is keeping many people from even having the conversation.

The truth is, a credit score is only one piece of the puzzle.

Lenders are also looking at:
✅ income
✅ debt-to-income ratio
✅ assets
✅ overall financial picture

And with newer scoring models like VantageScore now being used alongside traditional FICO models, we’re seeing some buyers qualify differently than they expected.

Translation? Someone with a lower score may still have options, while someone with a high score may still need to work on other factors.
